Pursuant to the invitation by Permiano Builders, Finishing Touch Dirtworx is pleased to
present our proposal, accompanying bid, and time and material rates for Dr. Swann's
proposed house at 151 Monarch Rd in Glenwood Springs CO. Our proposal and bid
has been prepared from the plan set "151 Monarch-DD Pricing 10 set" dated
021192024 and provided on O2l2Ol2O24.
Scope:
Area to be stripped of vegetation/organics other than trees marked to remain. Site work
to include foundation prep, foundation drainage, foundation backfill, underground
utilities, downspout drains, interior/exterior slab prep, driveway prep, road cuts and road
cut prep, boulder wall, and final grading.
Please consider the following clarifications which are integralto our bid:
1. Due to the lack of information ALL utility connections are subject to change. Our
bid price reflects what we can anticipate based on site visits and the information
provided to us.
2. A subsurface investigation report was not included with the plans. The foundation
footings are to bear on native soil. All slabs are to bear on native soil and 6" of
Ta" screened rock.
3. Backfill materials will consist of on-site materials.
4. Driveway prep will consist of 6" compacted yo" CDOT spec roadbase.
5. We anticipate that site grades are adjusted to achieve a balanced project. We do
not include importing or exporting of soil. Final grading will be completed using
on-site soils.
6. We are anticipating an abundance of rock, as a result of the excavation. We have
included in this bid, 10 tandern loads of rock export.

7. During the excavation, if solid rock is discovered that can not be excavated with
traditional excavation equipment, then the time and materials to remove such
rock will be charged at cost plus 5%.
8. Any on-site topsoilwill be stripped and stockpiled onsite for use by the
landscaper.
9. Landscaping features are not included in this bid.
10. Our typical work schedule will be 8-10 hours per day, Monday-Friday
11. A competent, English speaking, lead operator/foreman will remain on-site for the
duration of the project.
12.All permits shall be by others.
13. Construction site fencing and tree protection is not included in this bid.
14. Surveying is not included in this bid.
15.We anticipate 41 working days to complete the project.

Dear Owen:
Following is the soil/site evaluation for the proposed Onsite Wastewater Treatment
System (OWTS) for the proposed Swann Residence on Lot 43, Los Amigos Ranch (Elk
Springs), Filing 5, Phase I, 151 Monarch Road, Glenwood Springs, Garfield County, Colorado.
The proposed system is for a 6-bedroom residence. The system will consist of 2000-
gallons, three compartments concrete septic tank with an effluent filter and an Orenco Pump
Assembly, by Valley Precast. The Soil Treatment Area (STA) will consist of a bed with a total of
88 Quick 4 Plus, Standard Infiltrator Chambers, laid out in four rows of 22 chambers each, over
2-feet sand filter. The effluent will be applied with pressure dosing with an Orenco Pump.
The STA area for the bed will be over excavated about 6 feet below the existing grade
and two feet of sand filter will be placed in the bottom of the excavated areas.
Lot 43 in the Los Amigos Ranch @lk Springs) Subdivision is 1.804 aues parcel, at 151
Monarch Road, Glenwood Springs, Garfield County, Colorado. The topography of the building
site is moderate with a slope of aboutTo/o. Drainage is to the south. Vegetation within the
proposed soil treatment areaconsisted ofjuniper trees, some sage brush, cacti, and grass. There
were also many basalt rocks of cobble to boulder size on the surface. Through the north part of
the lot runs a common driveway, and the lot driveway is off of that driveway. To the east and
west of the lot are existing residences, while to the south is an HOA open space. The subject
property is vacant.
Directions to the site are as follows:
From CO-82 E turn left onto Spring Valley Road and continue for about 2.4 miles, turn
left onto Elk Spring Drive, and continue for about 0.7 miles to Monarch Road, turn right on
Monarch Road and take the common driveway after the first house on the right. The property is
the second lot on the common driveway.

n Topography: The topography of the proposed leachfield site is moderate.
n Vegetation: Vegetationwithin the proposed soil treatment area consisted
ofjuniper trees, some sage brush, cacti, and grass. There were also many
basalt yocks of cobble to boulder size on the surface. The site suruounding
the leachfield was similar with more juniper trees and steeper slopes
above the site.
n Natural and cultural features: The property is located within the Roaring
Fork Watershed and its tributaries, in the Elk Springs Subdivision, east of
CO-82 E, and NWfrom Colorado Mountain College, Springvalley at
Glenwood Springs, Gorfield County, Colorado. The area is mountainous.
n Current and historic land use: The current use is residential. We assume
that prior use was residential and ranching.
Detailed Soil Investigation
n Visual and tactile evaluation of two or more soil profile test pit
excavation; two profile holes were observed and logged and visual and
tactile evaluation test was done.
n Percolation tests plus one or more soil profile holes or one or more profile
test pit excavations: On August I, 2023, Ryan lvy, excavator, dug two
profile holes. We observed the two holes, logged them, and took soil
samples for tactile test.
