SURVEY NOTES
1)Date of Survey: May 3, 2024 & July 24, 2024.
2)Date of Preparation: August 2-6, 2024.
3)The High Water Line Definition Utilized for this survey is from the publication -
definitions of surveying and associated terms prepared by a join committee of
the American Congress on Surveying and Mapping and the American Society of
Civil Engineers. Said the definition is as follows:
"The Place on the bank or shore up to which the presence and action
of water are so usual and long continued as to impress of the bed of
the stream a character distinct from that of banks with respect to
the vegetation and the nature of the soil.. The high water line is the
boundary line between the bed and the bank of a stream."
This survey identified the High Water Line of the roaring fork river by field
location the distinct change on the river bank from generally scoured/bare
ground and mature vegetation or the distinct change on the river bank between
immature vegetation/willows (under three (3) feet) and mature
vegetation/willows over ten (10) feet high.
4)Basis of Bearing: Between the true position of the East 1/4 corner and the
Northeast corner of government Lot 17 both of said Section 36.
5)Basis of Survey: The final plat of St. Finnbar Farm Subdivision, recorded January
9, 2001 as Reception #574731 of the Garfield County Records.
6)This survey does not constitute a title search by Sopris Engineering, LLC (SE) to
determine ownership or easements of record. For all information regarding
easements, rights of way and/or title of record, SE relied upon the above said Plat
of St. Finnbar Farm Subdivision, January 9, 2001 and the supported usage
easement document Reception No. 375658.
7)The linear unit used in the preparation of this plat is the U.S. survey foot as
defined by the United States Department of Commerce, National Institute of
Standards and Technology.
