GENERAL PROJECT DESCRIPTION
Sunlight Parkway Preliminary Plan/Plat Applica on
Statement of Need - We are submi ng an applica on for a Preliminary Plan and Preliminary Plat,
consistent with the recently approved PUD zoning, for our
8.624-acre property located along Fourmile Road outside of Glenwood Springs, Colorado. The proposed
plan and plat, at full build-out, will create 6 two-family residences (duplexes - 1 unit per lot); for a total of
12 dwelling units; along with open space; and preserved natural vegeta on.
The comprehensive plan specifically labels this property with a Res High designa on, one of the very few
proper es in the Glenwood Springs area to be given this designa on. The Res High designa on allows for
the departure from the 2-acre minimum lot size (under the Rural zone designa on), down to a denser
concentra on of 1/3 acre minimum lot sizes.
The average proposed lot size under the new PUD zoning will be approximately .7 acres, which doubles
the minimum allowable size per lot under the Res High Comprehensive Plan designa on requirements.
The majority of each property will preserve the exis ng natural vegeta on by crea ng allowable building
areas (building envelope) in the vegeta on-free zone at the base of the property.
The visual impact of this development will be minimized by crea ng 6 duplexes, as opposed to 12 single
family houses. The duplexes will straddle every-other property line, which will effec vely create a large
open space between structures. Rear-yard set-backs will be 50 feet from Fourmile Road so that a natural
green-belt can be preserved between the road and new structures.
Timeline for Development - Upon official approval of this applica on, planning towards construc on on
this property will begin.
Project Size (acreage) - With the overall subdivision size of 8.624 acres, approximately 2.5 acres will be
directly impacted with construc on. The remaining 6.27 acres are either outside of buildable setback
lines or on undevelopable por ons of the site (steep slopes).
Size of Proposed Structures - We are proposing two-level structures through-out the project. Below is an
approximate breakdown of size and height:
Two-level duplex
• Area: 2,400 SF of livable space
• Garage: 1or1.5 car
• Height: 25 Feet (per Garfield County defini on of Building Height)
Parking Lots - No parking lots will be incorporated into this project. All required parking (per Garfield
County LUDC) for residen al units will be off-street. Streets will be designed/sized to accommodate on-
street parking for addi onal vehicles that go above and beyond County parking requirements.
Access Roadways - All access roadways will be designed per Table 7-107 (Roadway Standards) ... based
on the number of residen al units and calculated Design Capacity (ADT).
