The submittal was found to be thorough and well organized. The review generated the following comments: 1. The Applicant should obtain and provide a copy of the CDPHE Stoirnwater Discharge permit to Garfield County prior to issuing the grading permit. The application materials contained the unsigned application but not the actual permit. 2. The Applicant should provide a cost estimate for the grading improvements, revegetation, weed control, and erosion control to be used for providing a reasonable security amount. 3. The grading permit application was not signed. 4. The revised detention calculations need to be provided for the detention ponds. 5. The plan set is labelled as "Preliminary Plan". The Applicant should address if the plans are "construction drawings" or if they are still preliminary. Feel free to call if you have any questions or comments. September S`h, 2024 Review Comments (Responses are italicized): 1) The Applicant could obtain and provide a copy of the CDPHE Stormwater Discharge permit to Garfield County prior to issuing the grading permit. The application materials contained the unsigned application but not the actual permit. The permit has not been submitted to the State. A December meeting with the BOCC will determine a continuance on the preliminary application for Eagle Ridge Subdivision. ha anticipation of the continuance a permit application had been updated to reflect a December 2024 to December 2025 schedule to complete the grading permit site work and complete the revegetation procedures for the disturbed areas. The permit with the State of Colorado may be continued for scope beyond the initial grading permit or a new permit will be issued for the 2" d phase of the work not included in the grading permit. So, a copy of the CDPHE permit will be provide to John Plano at Garfield County Building Department ahead of permit approval. 2) The Applicant should provide a cost estimate for the grading improvements, revegetation, weed control, and erosion control to be used for providing a reasonable security amount. Estimates for these items have been provided to the Community Development Department previously to determine an amount the County would see as appropriate. 3) The grading permit application was not signed The permit was signed shortly after submittal and resubmitted to the County. The electronic copy you have was not updated for the paper application that was signed.
