Hi Brady,
We get a down payment when the permit is applied for, then the full payment would be
due when the permit is ready to issue.
Yes, I can approve a full refund of the down payment for the building permit, as the plan
review for the building permit has not started yet.
The grading permit fee cannot be refunded.

Thank you for the fast reply. A couple questions. Do you require permit fees paid up front
or when the permit is issued also if this was denied do I get that refunded. I have already
paid when i submitted so i am just curious about that.

Subject: Grading Permit for ADU
Hello Mr. Jones,
I regret to inform you that I cannot issue a Grading Permit to get the proposed barn/ADU
excavation started prior to the Building Permit being issued.
I typically do a cursory review of the building permit plans while reviewing for the Grading
Permit. I found that the building height exceeds the allowed 25’ for a residential
structure, the 40’ allowance is for non-residential structures. The inclusion of a
residence in the building requires it to abide by the residential standard.
Again, my cursory review is not all inclusive as the building review will be, other items
may be found during the building permit review.
Sincerely,
John Plano
