Subject: Observation of Excavation, Proposed Residence, Lot 20, First Eagles Point,
Battlement Mesa, 318 Eagle Ridge Drive, Garfield County, Colorado
Dear Luis:
As requested, a representative of Kumar & Associates observed the excavation at the subject
site on August 8, 2025 to evaluate the soils exposed for foundation support. The findings of our
observations and recommendations are presented in this report. The services were performed in
accordance with our agreement for professional services with Unity Mountain Builders, LLC
Dated August 5, 2025.
We previously conducted a subsoil study for design of foundations at the site and presented our
findings in a report dated June 9, 2025, Project No. 22-7-213. The proposed construction is
similar to that discussed in our previous report. The resdidence will be a single-story wood-frame
structure over a crawlspace with an attached slab-on-grade garage. The building has been
designed to be supported on spread footings sized for an allowable bearing pressure of 2,000
psf, as recommended with some risk of settlement.
At the time of our visit to the site, the foundation excavation which was essentially complete had
been cut in one level from nil to about 3 feet below the adjacent ground surface. There was minor
cut at the garage slab area. The soils exposed in the bottom of the excavation consisted of
medium dense, silty sand and gravel with cobbles and boulders. The excavation subgrade had
been compacted. The results of a gradation analysis performed on a disturbed bulk sample of
the soils (minus 3-inch fraction) obtained from the site are presented on Figure 1. No free water
was encountered in the excavation, and the soils were slightly moist.
