2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REOUIREMENTS AND
MANUFACTURER'S I NSTALLATION REOUIREM ENTS.
3) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLY WITH WILDFIRE MITIGATION AND
DEFENSIBLE SPACE RECOMMENDATIONS COLORADO STATE FOREST SERVICE AND LOCAL FIRE
DISTRICT. PLEASE REFER TO THE GARFIELD COUNTY COMMUNITY DEVELOPMENT WEBSITE FOR
ADDITIONAL I NFORMATION.
4) ALL PLUMBING AND GAS PIPING CONNECTIONS MUST BE PERFORMED BY A COLORADO LICENSED
PLUMBER, AND ALL ELECTRICAL CONNECTIONS MUST BE PERFORMED BYA COLORADO LICENSED
ELECTRICIAN.
5) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRIC BOARD. ELECTRICAL
ROUGH-IN APPROVAL, ELECTRICAL FINAL APPROVAL REOUIRED FOR FINAL INSPECTION & CERT. OF
OCCUPANCY.
6) PURSUANT TO THE PLAT, FIRE-SUPPRESSION SYSTEM IS REOUIRED. OWNER BUILDER TO WORK
WITH ORRIN MOON, FIRE MARSHAL. ROUGH.IN SPRINKLER APPROVAL BY FIRE DISTRICT BEFORE
FRAMING INSPECTION. FIRE SPRINKLER FINAL FROM FIRE DISTRICT REOUIRED BEFORE SCHEDULING
C.O. / BUILDING FINAL.
7) PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY, PROVIDE BUILDING
INSPECTOR WITH FINAL APPROVAL / SIGN.OFF FROM GARFIELD COUNTY'S PUBLIC HEALTH
DEPARTMENT FOR INSTALLATION OF THE ON-SITE WASTEWATER TREATMENT SYSTEM.
8) PROPERry LOCATED NEAR DIVIDE CREEK. CAREFUL: MUST NOT REMOVE VEGETATION FROM 35 FT
RIPARIAN ZONE - MEASURES FOR HIGH WATER MARK.
9) NO WORK MAY OCCUR IN THE REOUIRED 35-FT MINIMUM SETBACK FROM THE ryPICAL AND
ORDINARY HIGH WATER MARK PER GARFIELD COUNTY LAND USE & DEVELOPMENT CODE. Section 7-
203. Mapping & field staking of high water mark shall be provided by a licensed surveyor, professional
engineer or other qualified consultant before any work in this area is allowed.
1O) GARFIELD COUNry BUILDING DEPT. INSPECTIONS TO INCLUDE THE FOLLOWING:
A. FOOTINGS DESIGNED AT 2,500 PSF, VERIFY 36 INCH MINIMUM FROST DEPTH & UFERGROUND
INSTALLED. OPEN HOLE SOILS REPORT REOUIRED AT FIRST FOOTING INSPECTION.

C. SEPTIC SYSTEM CONNECTION
D. PLUMBING/GAS
E. SITE FRAMING, STAIRS, HANDRAILS PER STRUCTURAL ENGINEERS PLANS AND FIELD COPY.
F. FINAL INSPECTION & CERTIFICATE OF OCCUPANCY*

TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY
