Garfield County Inspection Response Letter
Dear Melissa and Jake
After Garfield County’s inspection, I visited the jobsite on August 20 to review the concerns raised by the
inspector. This letter report details their findings and required modifications.
1.) The 2x4 load bearing wall at gridline 5 between the primary bedroom/bathroom and lower
living room has several studs that are penetrated with a 2” PVC plumbing pipe. The bearing wall
supports the main level floor system. The pipe penetrations need additional support as noted
by the inspector. See attached SK4 drawing for the repair. In addition to the Simpson SS1.5
stud shoes, new 2x6 studs will be added below each floor joist. Where studs have been drilled,
but no longer have plumbing, a 2x4 will be sistered to the existing stud for repair.

2.) The inspector noted that the plans call for either 6x6 or 4x4 column at several bearing locations.
Built up stud packs are acceptable provided they are connected to each other per the general
notes – “Built up Corner Studs”, with a minimum of (1) 16d nail @ 24” c/c for each stud. The
stud buildup cross section must exceed the wood column designed (i.e. 4x4 column must be
replaced with a minimum of (3) 2x4 studs, 6x6 column must be replaced with a minimum of (4)
2x6 studs).
Note: Below each of these packed-out stud/bearing locations, the bay between the plywood
and top bearing plate must be packed with an equivalent number of studs. Additional packout
material needs to be installed.
3.) The beam pocket called for at the corner of GL 2 & C designates (4) 2x6 studs below. This is an
existing 2x4 wall. In lieu of the (4) 2x6 studs, (6) 2x4 studs can be substituted.
4.) The plans call for a 6x6 column below the support column above at gridlines 4.9 & B. This
column is now supported by 2x4 wall with (7) 2x4 studs under the bearing location. This
modification is acceptable and will properly transition the load into the modified foundation.
