Dear Mr. Jordan,
The County Building Department has performed the review on the building permit application
and plans for the new building proposed at the above address.
There are items that need to be addressed prior to considering issuance of the building permit
and items that can be addressed after the issuance of the building permit.
Please provide a response letter addressing each item listed in the "ltems to address prior to
issuing a building permit". Response not required for the "Conditions to be addressed during
construction" but please address if clarification is needed.
Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for
the resubmittal.

Corrections to address nrior to issuino a buildino oermit:
1 Please provide a soils report for the specific parcel
2 Please provide a Code Analysis, please include but not limited to Type of Construction,
Occupancy Classification, the hanger classification group, fire suppression, occupant loads,
common path of travel, travel distances, accessory uses, any fire resistive construction,
allowable square footages, etc. (lBC 107 and NFPA 409)
3 I assume this will be a Type llB building, see previous comment, as all other hangers have
been llB. The local amendment to the 2015 Fire Code requires any Type llB building over
9000 square feet to be supplied with a fire suppression system. The Plumbing Drawings are
indicating aYo" waler service. Please update the drawings to accommodate the required fire
suppression system.
4 Show on the Site Plan the location and distances to adjacent hangers on neighboring
parcels.
5 Show on the Site Plan how the surface drainage is coordinated with the overall drainage
plan for the airport. See attached
6 Show how the downspouts for the roof drainage are being terminated. They are to be
coordinated with the site drainage.
7 Provide details showing how the interior walls will be constructed
I lt appears the common path of travel (measured horizontal and vertical) on each side of the
hanger is over the allowcd 100' for an S-1 occupancy. Please add another exit door to each
hangerspace. (lBC 1006 and 1017)
9 ls there any outdoor parking planned?
10 Provide adequate details to verify accessibility requirements in the restroom. (ANSI A117 .1
Chapter 6)
11 Provide cross sections of the thermal envelope to verify compliance with the submitted
Envelope COMcheck Report. Note: R-3 Thermal Block are required in the roof assembly,
mineralfiber insulation is being proposed and include slab edge insulation details.
12 lt's difficult to determine where hardscape starts and stops, because of lack of detail. Please
add protection for the gas meter if subject to vehicle impact. (IFGC 303.4)
Gonditions to be addressed during construction:
The approved plans are to be on-site for inspections.
Sanitary facilities are required to be provided for workers.

A list of required inspections will be attached to the plans. The State is to permit and
approve the electrical work.

Underground utility locates is the responsibility of the owner or contractor. 811 is the
Colorado Utility Locate Hot Line.
All backflow preventers are required to be tested and certified by a licensed backflow
specialist after installation and prior to issuance of the Certificate of Occupancy.
Separate Sign Permits are required for any external signs. Please contact the County
Planner for the application.
Electrical Code compliance will be determined based on field inspections performed by the
State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card
or provide written documentation of the inspections.
The Electrical Code requires a separate Electrical Permit for low voltage fire alarms that has
an alarm panel and send a notification to the Fire District when under alarm. A Rough-ln
inspection with the State Electrical lnspector is required (303) 869-3458. Please have the
inspector sign the building card or provide written documentation of the inspection.
The fire sprinkler and alarm are required to be inspected and approved by the Local Fire
Protection District. Please provide shop drawings to the Fire District for review and schedule
the inspections accordingly. Please have the Fire Marshal sign the inspection card when the
rough inspection is approved and when the final inspection is approved.
Any water supply that feeds a fire suppression system is to be inspected by the Fire Marshal
for that Fire District prior to backfilling.
Please provide special inspections reports to the Building Department for bolting and
welding.
Geotechnical observation is required when the excavation is complete and written
verification be supplied at footing inspection, 1500psf.
Combustible material is limited within Type I and Type ll Construction. See IBC 603 for
allowed combustible materials.
All exterior lighting is to be downcast and shielded.
Any membrane and through penetrations of the fire resistive construction will be required to
be fire-stopped with listed fire stopping assemblies. The contractor is to provide a cut sheet
for the assemblies at the framing inspection. (lBC 713)
A Knox Box is required to be mounted adjacent to the front door. Please contact the Local
Fire District for exact location.
lf the fire sprinkler system requires a fire pump. Then the Utility Room that houses the pump
will be required to be one-hour construction. (lBC Table 508.2.5)
The walls surrounding the toilet are to be non-absorbent for a height of 48" and 2' past on
each side of the toilet.

All accessible door hardware shall have a shape that is easy to grip, including pocket and
sliding doors. (ANSI 4117.1 - 404.2.6)
Grab bar backing is to be in place for alltoilets, bathtubs and showers.
The layout of the restroom will require a right hand flush water closet.
