Section L As the Architectural Standards are modified periodically and these modifications may not be listed on this
Application, it is the responsibility of the owner or his authorized agent(s) to ensure that the design and construction of a
project conform to the requirements of che Architectural Standards. The intent of this Application is to provide a guide for
an olvner or the architect to ensure a complete submittal. However, this application shall be signed, dated and submitted
rvith the plans package in order for the preliminary submittal to be deemed complete by the Architecrural Review
Committee. Failure to do so may delay review of the proposal. The Architectural Standards are comprehensive in scope for
designing homes within Battlement Mesa. Please review the Architectural Standards carefully prior to presenting a
submittal to the Architectural Review Committee.
Excavation at site mav not commence until the ARC has aporoved construction and foundation olans.

CONDITIONS OF APPROVAL or DISAPPROVAL
1. No sitework or building construction may proceed on any Lot (including no preliminary site clearing, grubbing, grade
alteration, storing of material, foundation excavation, extension of underground utilities, etc.) until the project has received
a Project approval from the Architecrural Committee and has been issued a building permit (as required by Garfield counry
for new home or Renovation projects).
2. All general building, site improvements, landscaping and revegation to specifically include the front, side and rear yard
areas for any Project shail be completed and shall have passed a Final Compliance Inspection no later than eighteen (lg)
months after Pro)ect approval by the Architectural Committee. It is the responsibility of the owrer or builder to furnish the
Architecrural Committee a copy of the Cenificate of Occupancy within one (l) week of issuance of the Cenificate of
Occupancy.
3 If the selections of colors and/or landscaping plans are not included with rhis application they must be submitted for
approval before any action is taken to install rhe missing items.

Dear Ideal LLC,
Congratulations on your new home construction approval in Eaeles Point! We would like to inform you
and give you some guidelines while you're building your new home.
Backflow
All backflow prevention devices for cross connection control (which are a requirement of the
District) must be installed and maintained at the owner's expense. Backflow prevention devices
must be inspected and tested yearly by a District Approved Certified Cross Connection
Technician.
2. Connect Permits
You must come into the office to purchase connect permits, one for water/sewer and one for
irrigation. The permit fee of $75 covers the cost of ONE trip to inspect all services. If more than
one inspection trip is required, you will be billed $35.00 per trip. Plans must be submitted to the
District for approval PRIOR to this permit being issued to insure compliance with the District
Rules and Regulations. Connections and installations must be in accordance with the approved
plans. The District requires a 48 hour notice for all inspections (excluding weekends and
holidays). No inspections will be performed on weekends or holidays. All connections and lines
must be fully exposed for inspections. All service connections must be inspected and approved
prior to the District providing water and sewer services.

You are responsible for purchasing the water meter and, if needed, all the components

Once your new home is built, you must fill out an Architectural Committee Application and have
pictures/diagrams of your landscaping.
The Architectural Committee meets on the first and third Wednesday of every month.
Architectural Applications are due on the Thursday before the meeting. (i.e. Meeting is on July
20tr', applications are due on July rcfi,2022) Once your landscapingfirrigationftackflow is
inspected and approved $3,500.00 of your deposit will be refunded.
5. Battlement Mesa Service Association will need a copy of your Certificate of Occupancy
