There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. Please provide a response letter addressing each item listed in the "ltems to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. When thephysical drawings are resubmitted, the "not for construction" notationb jre to be removed, and all sheets are to be stamped by the design professionals in responsible charge. PEAK: Ditto t/ NFPA 409 designatesthe Group Classification for hangers. This hanger is being proposed as a Group ll Hanger. That designation requires the hanger doors to 6e 28' or lJss. The elevation drawings states "30' min. door height" but the steel drawings from NUCOR indicates 28' o_pening height. Please change the etevation drawingsio comply with a Groupll Hanger. (lBC 412.4, NFPA 409 Table 6.1.2) HAUSER: The design incorporates a 30' high door assembly that includes a 2, high ffuturel removable !91der panel, which is flxed in place actoss the top of the opjningand is part of the PEMB structure. This configuration creates a 28' high '.aircraft access door height". Our interpretation of NFPA 409 is that the 28' door height limitation for a Group llHangar specifically refers to the size of the clear opening for aircraft access, ratherthan the overall height of the door system's components. We believe the standardemphasizes "aircraft access" as the critical wording. Our design incorporates a fixed,clear vertical opening ol28'which we believe align- with the p-rescriptive requirements of the code and helps uphold the intended safeiy standards. IMEG: Keynote was added to sheet P201 tor sand/oil vent termination clarification. ,t{ nSlO-A313 - The perimeter insulation (Slab Edge) is to terminate at the top of the slab. Please change the drawings accordingly. (IECC C402.2.4) HAUSER: Keynote 7.8 added to clarify condition. DetailT/GA504 revised, and a new detail 7AIGA504 was added to show typicalfoundation insulation transition intent. ,Z Please supply a COMcheck Report for the envelope. (GarCo Commercial Checklist) HAUSER: Refer to A2 GOMcheck Envelope Compliance Gertificate document. The areas on sheet A211 cowespond to the report. gd ne International Fuel Gas Code references NFPA 409 regarding Mechanical lnstallations. The lack of a boiler room is a concern. IBC and NFPA 409 indicates this room is not to have direct access from the aircraft storage area. The IBC has exceptions; if the room is accessed from the aircraft storage area, a vestibule is required or raise all sources of ignition to eliminate the vestibule. Please address accordingly. (lBC 412.4.4,1FGC-305.1 1, NFPA 409-5.12.3.1) IMEG: Snowmelt was removed during VE. Boilers are no longer part of { design. Boiler rooms are to be separated from the aircraft storage area by 2-hour fire barriers and2- hour ceiling assembly. The door accessing the boiler room is to be l Tzhour rating. Please address accordingly. (lBC 412.4.4) IMEG: Snowmelt was removed during VE. Boilers are no longer part of design. 6 VZOO - The flue terminations for the boilers are shown as a side termination over the hanger apron. The condensate from the boiler flue can cause a nuisance on the concrete. Please route the boiler flues accordingly. (IFGC 503.8) IMEG: Snowmelt was removed during VE. (lPC 608) supply shown on sheet P200. A compressed air line is connected to water piping to blow out water prior to freezing seasons. Backflow is not required for Gonditions to be addressed durins construction: The approved plans are to be on-site for inspections. Sanitary facilities are required to be provided for workers. A list of required inspections will be attached to the plans. All backflow preventers are required to be tested and certified by a licensed backflow specialist after installation and prior to issuance of the Certificate of Occupancy. Separate Sign Permits are required for any external signs. Please submit a sign permit application. Electrical Code compliance will be determined based on field inspections performed by the State Electrical lnspector, (303) 869-3458. Please have the inspector sign the buildingcard or provide written documentation of the inspections. The Electrical Code requires a separate Electrical Permit for low voltage fire alarms that has an alarm panel and send a notification to the Fire District when under ilarm. A Rough-ln inspection with the State Electrical lnspector is required (303) 869-3458. please have the inspector sign the building card or provide written documentation of the inspection. The fire sprinkler and alarm are required to be inspected and approved by the Local Fire Protection District. Please provide shop drawings to the Fire District for review and schedule the inspections accordingly. Please have the Fire Marshal sign the inspection card when the rough inspection is approved and when the final inspection is approved. 108 Eighth Srreet, Suite 401 Glenwood Springs, Colorado 81601 (e70) e45-8212 Because it feeds the fire sprinkler system, the new water line supplying this building is to be inspected by the Fire Marshal along with the water district supplying the water prior to backfilling. Any requirements from the Gity of Rifle regarding the water and sewer installation are the responsibility of the contractor. The engineer of record is to view the infrastructure work and provide a letter of acceptance to the County Building Department. This building is of Type llB constructions. Combustible materials are limited to IBC 603. The Lobby area will be required to pass a Blower Door Test prior to the issuance of the Certificate of Occupancy. (IECC C402.5) Please provide special inspections reports to the Building Department as specified within the General Notes of the structural drawings. The Geotech Report indicates the structural fill is to be 10' deep and extending 10' beyond the footing margins. Geotechnical observation report is required at footing inspection including structural fill placement and compaction, 2500 PSF. The soils report indicates the vapor retarder under the slab should NOT be polyethylene, the recommendation is to use extruded polyolefin plastic. The general notes on the structural drawings are specifying polyethylene. Please address accordingly. A Knox Box is required to be mounted adjacent to the front door. Please contact the Local Fire District for the exact location. lf the fire sprinkler system requires a fire pump. Then the Utility Room that houses the pump will be required to be one-hour construction. (lBC Table 508.2.5) All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. (ANSI A117.1 - 404.2.6) Call for an underground plumbing inspection of the sand/oil separator prior to backfilling. Each layer of the multi-layer fire-resistive gypsum assemblies are to be called in for inspection. A local amendment requires the fireplace chase to be fire blocked at 10' intervals. All materials in the plenum above ceiling shall have a minimum Flame lndex of 25 and Smoke Development index of not more than 50.
