General Inspection I nfo: Category description Prov ided below is a breakdown of the categor ies employ ed in this r epor t to facilitate compr ehension of the sever ity of items noted. It's cr ucial to r ecognize that any items listed in these categories are based on the inspector's opinion. These categories ar e not intended to be treated as obligatory r epairs or the responsibility of the curr ent homeowner. Instead, they are designed to apprise the curr ent client of the existing condition of the property and str ucture. These assessments may pr ove useful in negotiations involving real estate professionals.  Minor De fects/Mainte nance Items/FYI = The item, component, or system, although cur rently functioning as intended, may r equire minor repair , ser vice, or maintenance. It might exhibit signs of wear or deterioration that could lead to adver se conditions in the futur e. Additionally, consider ation should be given to upgrading the item, component, or sy stem to improv e its function, eciency, and/or safety. Items falling into this categor y are often manageable by a homeowner or Licensed Handyman and ar e considered routine homeowner maintenance (DIY) or r ecommended upgrades.  Marginal De fects = The item, component, or system, although cur rently functioning as intended, r equires moderate repair or service. It is display ing signs of wear or deterioration that could lead to adver se conditions in the future. Consider ation should be given to upgr ading the item, component, or system to impr ove its function, eciency, and/or safety. Items falling into this categor y can often be addr essed by a licensed handyman or qualied contractor of the trade and are not consider ed routine maintenance or DIY items.  Signicant/Major De fects/Safe ty Items = The item, component, or sy stem may pr esent a signicant/major defect or safety concern for occupants in or ar ound the home. Some listed concer ns may have been consider ed acceptable during the str ucture's construction but now pose a curr ent r isk. The item, component, or system is not functioning as intended, or it r equires further inspection by a qualied licensed contr actor of the tr ade. Possible damage to the structur e, item, or component may occur, and repair s may be necessary to r estore it to a satisfactory condition.    These categorizations are based on my pr ofessional judgment and exper ience, based on what I observed at the time of inspection.   These classications should not be inter preted to imply that items labeled as "Minor defects" or "Marginal Defects" ar e exempt from the need for r epairs or replacement. The recommendations provided in each comment car ry more signicance than the categor ization itself. Based on your perception, opinions, or per sonal experience, you may believe that certain defects should belong to a dierent category, and you are encour aged to weigh their impor tance in your purchasing decision.  It is crucial to emphasize that the key focus lies on the "Recommendations" outlined in the comment's text for each defect, not just its categorical assignment. Overlooking attention, r epairs, ser vicing, and/or maintenance may result in items initially designated as Blue progressing to Orange, and Orange items escalating to Re d. Building Permits & Inspections : Check W ith Your Local Building Department We highly recommend the purchaser check with the Building and Codes Department o f y our lo cal co unty o rmunicipality for permit info rmatio n and code requirement s when t here is a quest ion regarding t he co nst ruct ion o r remodeling of a home. Addit ionally , it is wise to check wit h t he go v erning depart ment s to o btain informat ion concerning permit s t hat hav e o r hav e no t been o btained by t he prev io us owners. EXAMPLE S : Y ou s ee a b rand new heating and air-cond itioning unit installed , b ut there or no p ermits p ulled at the local b uild ing d ep artment, it's p os s ib le the unit was unlawfully ins talled . The euent ows out of the tank into a dr aineld, where it is natur ally pur ied by bacteria before safely reentering the gr oundwater sy stem. A septic tank dischar ge scr een, also known as an euent scr een, is a ltering device installed in the outlet of a septic tank to pr event solids fr om leaving the tank and potentially clogging the draineld. It acts as a bar rier, capturing solids and allowing only tr eated wastewater (euent) to ow out. A tan k shoul d devel op three separate l ayers — a scum l ayer on top, cl ear water i n the mi ddl e and a sl u d ge l ayer in th e bottom. If th e three l ayers are not present, the system i s not op eratin g l ike i t shoul d . Often i t i s because there i s some type of u p set to th e bi ology of th e tan k. Add itions of emu lsiers su ch as stron g ph osp h ate-based cl eaners, fabri c softeners an d degreasers can aect scum formation . Since many d egreasers are ch lori n ated solvents or other p roh ibi ti vely strong chemical s, these compoun d s shoul d not b e used. To p erform properly the septic tank n eed s a h ealthy mi crobi al communi ty. Chemi cal ad d itions th at impact bacterial activity shou ld b e kept to a mini mu m. Thi s i n cludes any product i n a home that wil l ki ll b acteria.   The inspector recommends that steps b e taken to p romote bacteri al growth and i mprove the h ealth of the system.
