GRADING FOR A NEW RESIDENCE

1) RETAINING WALLS OVER 4' TALL FROM THE BOTTOM THE FOOTING TO THE TOP
OF THE WALL ARE NOT PART OF GRADING PERMITS. A BUILDING PERMIT IS TO BE
ISSUED FOR ANY RETAINING WALLS OVER 4' TALL.
2) THE PLAT REQUIRED THE NEW HOMES IN THIS SUBDIVISION TO BE PROTECTED
WITH FIRE SPRINKLERS.
3) THE PLAT REQUIRES DEFENSIBLE SPACE. ANY BUILDING PERMIT SUBMITTED
AFTER JULY 1ST, 2026, IS REQUIRED TO COMPLY WITH COLORADO WILDFIRE
RESILIENCY CODE, THE PLAT NOTE POSSIBLE COULD BE MORE RESTRICTIVE THAN
THE CWRC FOR THE DEFENSIBLE SPACE.

4) SANITARY FACILITIES ARE REQUIRED TO BE PROVIDED FOR WORKERS.
5) INSTALL STORMWATER CONTROLS PRIOR TO ANY DIRT WORK.
6) LOCATE ALL UTILITIES PRIOR TO ANY WORK. 811 IS THE STATE UTILITY LOCATE
NUMBER
7) CONTROL NOXIOUS WEEDS. TREAT EXISTING WEEDS PRIOR TO RELOCATING
PLANTS AND SEEDS.
8) PROVIDE EROSION CONTROLS UNTIL SEEDED AREAS CAN BE ESTABLISHED.
9) PROVIDE DUST CONTROL AS REQUIRED DURING CONSTRUCTION.
10) MAINTAIN ALL DRAINAGE ON THE SUBJECT PROPERTY, DRAINAGE SHALL NOT
ENTER NEIGHBORING PROPERTIES OTHER THAN HISTORIC DRAINAGE.
11)THE SEPTIC IS NOT A PART OF THE GRADING PERMIT. THE OWTS PERMIT IS TO BE
APPROVED BY THE COUNTY'S ENVIRONMENTAL HEALTH DEPARTMENT PRIOR TO
SEPTIC CONSTRUCTION.
12)GRADING AT THE OWNER OR CONTRACTORS OWN RISK. THE BUILDING PERMIT
HAS NOT BEEN SUBMITTED YET. THIS GRADING PERMIT IS NOT TO BE
CONSIDERED AN APPROVAL OF THE BUILDING PERMIT.
13)ANY FOUNDATION GRADING IS AT THE OWNER OR CONTRACTORS OWN RISK.
NO CONCRETE PLACEMENT UNTIL A BUILDING PERMIT IS ISSUED.
