HomeMy WebLinkAboutCorrespondence-Fire MarshalJohn Piano From: Orrin Moon <Orrin.Moon@Crfr.us> Sent: Tuesday, August 27, 2024 5:33 PM To: John Plano Subject: Re: Harvey Gap Road John, After reviewing the grading permit for Parcel D Grand Hogback Subdivision assessor's Parcel Number 212724100385, grading permit application, I have the following requirements as far as emergency access to the future 23 lots. 1. The plans show 2737of roadway that is only 11' wide road that show's to be covered with 4" of gravel. This roadway does not even enter the last three lots on the plat. This road will not support the weight of apparatus or allow emergency apparatus to pass another vehicle on any part of the road. Chapter 5 of the 2015 International Fire Code section 503.1.1 , " approved fire apparatus access roads shall be provided for everyfacility, building or portion of a building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall comply with the requirements of this section and shall extend to within 150' of all portions of the facility". Section 503.2 says "Fire apparatus access roads shall be installed and arranged in accordance with section 503.2.1 through 503.2.8". 1 will require 20' of roadway excluding shoulders that will have all weather driving surface designed and maintained to support the imposed loads of fire apparatus. The roads design shall be engineered to support the road and signed off by a Civil Engineer. The road design shall be extended through lot 21-a and Lot 22 to allow for the road to access lot 23. An approved fire apparatus turnaround is required at the end of the road in lot 22 or 23. Road will be signed " No Parking on Roadway" signage separation on roadway will be approved by my office. 2. Lot residential homes or buildings shall be designed for fire apparatus access roads at time of building permit application and approved by this office. 3. Water supply designed for this subdivision shall be in place and storage tank shall be accessible by fire apparatus before any building permits will be issued. It's 12' wide with no turn outs and not much of a turnaround area at the end. If you would give me your comments, IT send a correction letter to the applicant. We had a most productive meeting with Fire Chief Moon and have addressed all his issues. Attached are: 3 page Construction Plans Revised Cost Estimate Revised Easement Document Exhibit A with Hammerhead description Copy of Book that will be on -site with Construction Stormwater General Permit Ownership group is applying/obtaining COR 400000, getting Fire Cistern Covenants, Road Group Declaration and Road Maintenance Agreements executed (I assume the revised Easement Document Exhibit A will be part of). Do the CR 237 addresses get assigned at building permit or can I get them prior? Thank you...... Steven L. Smith
