Floor System: 2x8 KD floor joists @ 16" o.c., Micro -Lam perimeter beam, 3/4" T & G plywood glued to floor joists and perimeter beam. 2. Walls: 2x4 KD studs @ 16" o.c. in all walls except marriage walls and — Tian to bedroom #3 partition in some models; 3/8" plywood sheathing is glued to studs and perimeter beam on all exterior walls and marriage wall. 3. Roof System: Engineered mono -pitch trusses, (and scissor trusses on some models) @ 24" o.c., 60# TL, 24" overhangs - four sides, 1/2" plywood roof sheathing and 235# self -seal GAF shingles (available in White, Charcoal, Aspen Gold, and Walnut Brown). 4. Exterior: Masonite -brand sidings are finished with your choice of 54 colors of Diamond Vogel - Country Rustic exterior colors. The following is a list of sidings that are available at no extra charge: Vertical.- Ruff X -II with 3" masonite batten @ 16" o.c. Vertical - Woodsman Planked Panel (Grooved 8" o.c.) Vertical - Cypress Side (V- Grooved) Horizontal - 12" Smooth Lap Horizontal - 12" Woodsman Lap Horizontal - 12" Bayside (Recommended as accent only) The recommended siding configuration is shown on each elevation. 5. Exterior Door: Insulated steel exterior doors with magnet weather- stripping are used to save energy. Keyed alike Weiser,A -6x6 locksets are used on each exterior door. A. Standard Entry Doors: U -1, U -6, U -9, U -10, U -12, U -14, and EU -14 (Embossed). The standard sidelite is S4 -I, as shown on the plan. B. Standard Rear Door: U -2I with a 20 "x32" double glazed lite installed. • Because of their high degree of energy efficiency we recommend the use of our standard exterior doors, but if you choose to use a ,storm door we ask that you use it in conjunction with an optional wood door. C. Patio Doors: Some models show the #506167 (6 Crestline Wood Picture Door standard and is optional on several other models at an extra charge. 6. Window Units: The standard window used is the Crestline Wood Window unit. Because of its energy efficiency we use the single glazed slide- by or double -hung window with a wood combination screen /storm unit in- stalled. This gives the effect of two windows in one. Depending upon the model, the standard living room windows are either a (12 -02) double - hung picture /flankeh or a (CW -454) casement unit. 7. Insulation: The standard insulation is R -11 fiberglass in the exterior walls, R -22 blown cellulose or blown cellulose and fiberglass batts in the ceilings of models with standard hot water heat. Models with optional electric heat have R -30 bloom cellulose or blown cellulose and fiberglass batts. All crawl space models have R -11 fiberglass batts for floor in- sulation. Floor insulation is shipped loose in the house and is to be job installed by the dealer or others. Several optional insulation R- Values are available at extra cost. See • your authorized Progress Homes Dealer. 8. Plumbing, Electrical and Heating: A. Plumbing: All copper pipe for hot water heat system and water supply ABS plastic for drain system, 40 gallon gas hot water heater is standard in all models. A 50 gallon electric hot water heater is standard with all models using optional electric heat. B. Electrical: Copper Romex electrical wiring to 20 outlet, 100 amp. breaker box. This will conform to the National Electric Code. C. Heating: Hot water baseboard heat is standard with a gas -fired boiler. Electric baseboard heat is optional. D. Plumbing Fixtures: White steel bath tub with white /gold fleck ceramic tile wainscoat, white lavatory, white stool, white one -piece fiber- glass shower stall on some models, and white steel kitchen sink. 9.. Kitchen Appliances: General Electric JBS -26 free - standing range, and a non- vented Miami -Carey RH -2130, 30 ", 160 CFM range hood are standard in all models except the Plainsman. Kitchen Cabinets and Vanities: Mastercraft Monterrey cabinets and vanities are standard per plan. Hardware is available at no extra cost but must be specified on our modular production order. Master - craft cabinets feature oak doors and face frames, adjustable shelves on wall cabinets, and self - closing hinges. Colors available are dawn (light- brown), pecan (medium -red) and dusk (dark- brown). I Kitchen and bathroom countertops are factory postformed Wilson Art 1 plastic laminate, available in eighteen patterns. 11. Interior Doors and Trim: Flush HC Legacy doors with legacy jambs and 1 trim are the standard interior door. Legacy doors are also used for bifold and bypass doors as shown on the plan. Legacy base(21/4")is used throughout each home. Doors, jamb, and trim are available in two colors - dark walnut and medium oak. All louver doors shown on the ? plan will be hand stained to simulate the finish of the legacy doors. i 12. Floor Coverings: Carpet is installed in all bedrooms, living rooms, 1 family rooms, halls, and dining rooms (of some models). Vinyl linoleum is installed in all kitchens, bathrooms, utilities, and dining areas of some models. i A. Standard Carpet - Brinkman V- 2203 -112 Foxy. Carpet is FHA approved (See UM -44C) and is protected by Scotchguard. Face yarn is 100% 2 -ply autoclave heat - set nylon. There are fifteen colors available \_.' and can be changed from room to room. i B. Standard Vinyl Linoleum: Armstrong treadway padded vinyl is standard. At this time there are eight colors available in three different patterns. 13. Interior Finish: All interior walls are 1/2" gypsum board, textured, and painted. Kitchen and bathroom walls and ceilings are textured and finished with antique white enamel paint. Other rooms are textured and finished with antique white flat wall latex paint.
