Re: ISDS for Minetree Residence
2957 County Road 103, Carbondale, CO
HCE File number 96004.10
Dear Jake:
This letter is regarding the Individual Sewage Disposal System for the proposed Minetree
Residence at Hawk Ridge Ranch. Our recommendations are based meetings with Ron Liston
of Land Design Partnership, our site visit, and percolation testing performed by HP Geotech..
The percolation testing was performed at a depth of approximately three feet in an area
southeasterly of the proposed residence. The percolation rate recommended for design was 80
minutes per inch. However, it appears that if the trenches were to be constructed at minimum
depth, the percolation rate would be somewhat better.
We recommend that standard absorption trenches be utilized, and that they be placed as shallow
as reasonable, to avoid the large rocks and somewhat less permeable soil found at greater depth.
Our suggested system layout is shown on the Land Design Partnership drawing, and would
consist of parallel trenches separated by ten to twelve feet. The trenches should run along the
contour of the land.
We understand that this ISDS would serve a single family residence with five bedrooms.
Therefore, the estimated average wastewater flow would be 750 gallons per day. The design
flow, per regulation, is 1.5 times the average, or 1125 gallons per day.

The required standard absorption area (based on 80 minutes per inch) is 2012 square feet. Less
50% for using "Infiltrator" units in trenches would give 1006 square feet. At 18 square feet per
unit, 56 units would be required. The minimum size of septic tank required is 1500 gallon. We
recommend a distribution box be utilized to equalize the flows to the trenches, as shown on the
drawing.
