The findings of our work and recommendations for the foundation design are presented in this report. The work was done in accordance with our agreement for gebtechnical engineering services to you, dated July 31, 1996. Additional percolation testing was performed as requested by Greg Newton. Site and Subsoil Conditions: The proposed residence will be located just north of the pond and will consist of a one story wood frame structure over a full basement level. The basement floor will be slab -on- grade. At the time of our visit to the site, two exploratory pits had been excavated to depths of 8 to 10 feet in the proposed building area. The soils exposed in the exploratory pits consisted of slightly silty sandy gravel with cobbles. The results of a gradation analysis performed on a sample of the gravel (minus 3 inch fraction) obtained from the building site are presented on Fig. 1. The laboratory testing is summarized on Table I. No free water was encountered in the pit excavations and the soils were slightly moist to moist. Foundation Recommendations: Considering the conditions exposed in the pit excavations and the nature of the proposed construction, spread footings placed on the undisturbed natural gravels designed for an allowable soil bearing pressure of 3,000 psf should be adequate for support of the proposed residence. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils encountered at the foundation bearing level within the excavation should be removed to expose the undisturbed natural soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 40 pcf for on -site gravel soil as backfill (minus 6 inch fraction). A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the walls and prevent wetting of the lower level. The perimeter drain should consist of perforated pipe surrounded above the invert level with 11/2 feet of screened rock. The drain should be sloped at 1% grade to a suitable gravity outlet. Structural fill placed within floor slab areas can consist of the on -site soils compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the John Lyons August 14, 1996 Page 2 building. Percolation Testing: Percolation testing was performed in test holes excavated and soaked by the ranch manager, Greg Newton. Initial testing performed on August 3, 1996 included a site on the fill bench west of the pond and two sites northwest of the residence on the lower area near the county road. Due to the slow percolation rates encountered in these areas, two other areas were evaluated. Additional percolation testing was performed on August 7, 1996 in an area just west of the residence on the upper gravel bench and on the lower area near the toe of the slope. The percolation tests were performed in hand dug 1 foot diameter holes at the bottom of 2 to 3 foot deep backhoe pits. The percolation holes were excavated and soaked on August 6, 1996. The tests were performed on August 7, 1996. A profile pit was excavated at each area. The subsoils observed in the profile pit at the lower area consisted of silty gravelly sand. The subsoils on the upper bench were 2 to 3 feet of sand and gravel fill over slightly silty sandy gravel with cobbles. The percolation tests indicate that in both areas an average percolation rate of 50 to 60 minutes per inch should be used for infiltration septic disposal design. Limitations: The recommendations submitted in this letter are based on our observation of the soils exposed within the pits excavated at the site. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. We should be informed of any changes in the subsoil profile encountered during excavation. If there are any questions or if we may be of further assistance, please let us know.
