Free ground water was found In our exploratory borings at 8 and 10 feet deep
during our field investigation. The ground water surface will raise during the
irrigation season and during snowmelt runoff. The actual raise will not be know until
approximately June or July. Depending on time of year ground water levels may rise
above cellar floor elevation. We recommend construction of a permanent underdrain
system below the cellar floor slab and water proofing of the cellar floors and below
grade walls. The underdrain can consist of a series of slotted PVC pipes encased
in 3/4 -inch diameter washed rock. The pipes should be sloped to a sump pit where
water can be removed by pumping. We have Installed slotted PVC pipe in our
exploratory borings TH -1 and TH -2 to allow future measurements to ground water.
Adequate crawl space ventilation should be provided.
Backfill of foundation walls can consist of the on site clayey sands free of
organics, debris, rock larger than 4 inches in diameter or other deleterious materials.
Backflll should be moisture treated to within 2 percent of optimum moisture content
and compacted to at least 95 percent of standard Proctor maximum dry density
(ASTM D 698).
PERCOLATION TESTING
We performed percolation testing at the locations shown as P -1 through P -3
on Figure 1. Percolation test results are shown on Figure 7. We recommend using
a design percolation rate iMMO fL6tfe
SURFACE DRAINAGE
Performance of foundations and concrete flatwork is influenced by moisture
conditions within the subgrade soils. Surface grading should cause rapid run -off of
surface water away from the building In all directions. The following precautions
should be observed during construction and maintained at all times after the
construction is completed:
1. Wetting or drying of the open excavation should be avoided;
