COVENANT
THIS COVENANT is made this ( day of , 1991, by
Edgell Franklin Pyles and Martha C. Pickett, ( "Owners") owners in
joint tenancy of real property described as Lot 8, Hawk Ridge
Subdivision, Garfield County ( "Property ").
The Owners hereby acknowledge that an apartment to be
contructed on the second floor of the existing barn, located on the
Property, is for use as a "caretaker unit" as defined in the
current Garfield County Land Use Code, which restricts use of such
unit to occupancy by caretakers of the Property.
This Covenant is intended to run with the Property, except
that this Covenant shall be terminated in the event the Garfield
County zoning regulations are changed or amended which would affect
the unit, or an owner of the Property obtains a special use permit
or other approval from Garfield County which would allow a
different approved use of the unit.

Dear Gary:
On September 24, 1991 1 made a visual inspection of the barn located at the front of the house at the above
address. The structure appears to be structurally sound and built with typical construction techniques
used in this area. You indicated that you used a 'bought' set of construction documents with one
alteration; an intermediate foundation wall and crawlspace was added at the rear of the barn,
Both joists and beams have very small deflections and do not exhibit signs of shear or bending failure.
The entire exterior appears to be sheathed with plywood for lateral resistance to wind shear. This should
be more than adequate. A continuous CMU foundation wall on a concrete footing is beneath all bearing
walls and concrete pier footings are beneath isolated columns at the shed roofs on the north and south
sides of the main structure. You indicated that all footings were placed below frost depth, 36 ", for this
area.
The barn had no visual signs of foundation movement, The foundation walls, where visible, were free of
cracks.
My inspection was only visual, but two areas at the roof, based on previous experience, appeared to be
inadequate for local snow load requirements. The upper roof collar ties appeared insufficient. You said

Although I did not make any engineering calculations for structural code compliance, the structure
appears sound and stable. My limited visual inspection and this letter are no guarantee that this building
meets all structural aspects of the current building code requirements. At extra expense, I can perform a
full structural analysis of the structure to ascertain any areas, if any, that do not meet code compliance
and make recornmc ndationa for any changes.
