Box 1227 Glenwood Springs, C;u+ 81602 �`S /// RE: Foundation Review al to Classen Residr,nce Dear Rob, At your request we hr , e conducted a review of the foundation design for your proposed residence. The home will be built. on Lot 14 of the Teller Springs Subdivision near Glenwood Springs. Part of our analysis co;3sisted of reviewing a geologic hazard study prepared by Chen Northern for the Teller Springs Sul division. The study was commissioned by Ross Jeffery to include the entire subdivision and then - ore was not lot specific. The report identified the potential for sinkholes, collapsing soils and {icbris flows. The likelihood for each of these hazards was considered to be low. The geologic hazard report did not address foundation design considerations. It did, " however, contain a stir facial geology map that identified the western portion of Lot 14 as being an alluvial fan deposited by occasional flash flood and debris flow. The eastern portion of Lot 14 was identified as being an alluvium river terrace (second major terrace above the river). Our design review assumed a minirnum bearing capacity of 1500 psf. No special considerations were given for the potential of collapsing soils or debris flows. We reviewed your foundation design to determine if it was compative with the anticipated soils. It is our findings that the foundation is adequately designed to support the design loads. Thank you for requesting our assistance on this project. The home will be built. on Lot 14 of the Teller Springs Subdivision near Glenwood Springs. Part of our analysis consisted of reviewing a geologic hazard study prepared by Chen Northern for the Teller Springs Subdivision. The study was commissioned by Ross Jeffery to include the entire subdivision and then Tore was not lot specific. The report identified the potential for sinkholes, collapsing soils and debris flows. The likelihood for each of these hazards was considered to be low. The geologic hazard report did not address foundation design considerations. It did, however, contain a sutfacial geology map that identified the western portion of Lot 14 as being an alluvial fan deposited by occasional flash flood and debris flow. The eastern portion of Lot 14 was identified as being an alluvium river terrace (second major terrace above the river). Our design review assumed a minimum bearing capacity of 1500 psf. No special considerations were given for the potential of collapsing soils or debris flows. We reviewed your foundation design to determine if it was compative with the anticipated soils. The soil percolation rate at the location of your proposed sewage disposal system is 27 minutes per inch, based upon the average percolation rate in 3 holes as tested by Garfield County personnel. Based upon these percolation test results, construction of a standard septic tank and leachfield system constructed in accordance with the Garfield County Sewage Disposal Regulations is recommended. Regarding surface water drainage, the ground surface around the house should be graded away from the structure, with a minimum slope of 12 inches in the first 10 feet. The driveway should slope away from the house, with a minimum slope of 3 inches in the first 10 feet adjacent to the structure (outside of the garage). Roof downspouts should discharge beyond the limits of the foundation backfill. The driveway should be constructed so that surface water runoff from the Access Road is conveyed under or across the driveway.
