The following information will assist you in planning improvements to make the - building structurally sound. Our observations and recommendations are presented herein. The structure is a double —wide modular type, which has been donated to Ski Sulight Joint Ventures, Inc. Each feet 2 inches. The overall is length of the building is 56 feet 1 inch. An area has been leveled approximately 50 feet south —east of the main lodge for the new building location. The structure rests on timber cribbing over grade. Floor beams are steel M12x10's at 8 feet 3 inches on center spacing. There are two beam lines for each section of the building. Floor joists are 2x8's at 16 inches on center that act' as cantilevers to support the bearing walls and roof. The walls consist of 2x4's at 16 inches on center with 114 inch interior plywood panelling and light —gauge metal siding. Roof trusses (constructed of 2x4's and metal press plates) span 13 feet 7 inches and are spaced at 16 inches on center. Roof "sheathing is unblocked, 7/16 inch plywood in 2 foot wide sections. A number of interior partitions exist that likely act as shear walls to resist lateral forces on the structure. Our concerns regarding the existing modular structure are as follows: 1., The building is capable of supporting gravity loads consisting of a 50 pound per square foot (PSF) snow load at the roof and a 50 PSF ,live load, plus 20 PSF partition dead load at the floor. There is some concern with regard to the 5/8 inch plywood flooring, as it has become worn with several years use. Installation of an underlayment system may be required to prevent further deterioration. 2. Adequate foundation supports must be constructed beneath the steel carriage beams. Provide supports at each end of the beams and at matimum 14 foot on center spacings. (Refer to the enclosed drawings for clarification.) P.O. BOX 751 • GLENWOOD SPRINGS. We have investigated the structural stability with respect to wind forces per the Uniform Building Code, using Exposure B classifica- tion and a 15.5 PSF lateral force. Original specifications for the structure indicated 3/8 inch plywood sheathing be used on exterior walls. ` However, none of this material exists. Current sheathing on the walls, which provides lateral shear resistance, is only 1/4 inch interior paneling and light -gauge metal siding on the exterior. This system is insufficient and improvements need to be made to effectively resist wind forces. These improvements should include the installation of 1/2 inch gypsum wallboard sheathing along longitudinal exterior walls and 1/2 inch APA rated timber sheathing (plywood or 0.S.B) at each end wall. The timber sheathing should be secured with 8d common nails at 10 inches on center on all interme- diate stud supports, with 4 inches on center spacing along all edges. All timber sheathing edges must be blocked. The interior spaces are likely to change. In the event that interi- or walls are relocated or removed, a new centrally located shear wall must be constructed with APA rated sheathing on one side, similar to the end walls. Refer to the drawings for location. 4. To complete the lateral system, tie -downs must be provided at six locations around the building to ensure that the structure remains secure to the ground. Refer to the included detail which specifies the tie -down system; note that taro cables are required at each side of the structure's midpoint. Mith the aforementioned improvements, the structural integrity of the tempo- rary building will be assured for the foreseeable future. As with any building, proper maintenance is required to uphold safe structural conditions. This completes our report. Please be aware that our findings are necessarily limited to those conditions which were readily observable at the time of our visits. Other conditions may exist which warrant structure improvement.
