Box 3262 Glenwood Springs, CO 81602 -3262 RE: Foundation Design For Lot 3 Teller Sorinas Subdivision Dear Mrs. Overacker: As requested, Schmueser Gordon Meyer (SGM) has completed the foundation design for your proposed residence on Lot 3, Teller Springs Subdivision, County Road 109, Garfield County, Colorado. The design is based upon the Chen - Northern soils investigation and letter dated December 4, 1992, Job No. 4 184 93. The foundation was designed for an allowable soil bearing pressure of 1500 psf. However, for each for of cut below original grade, the allowable bearing pressure Was increased 80 psf. Therefore, the west foundation wall, which is in approximately 10 feet of cut at footing level, was designed for an allowable soil bearing pressure of 2300 psf. This method was used to reduce the size of the footing required. In addition, an equivalent fluid weight of 45 pcf and soil density of 11.0 pcf were used as design values. The enclosed sketches show the footing layout and stem wall sections', necessary for your foundation. The maximum footing width is 3'- 0" and the minimum width is 2'- 6 ". Because the architect had shown a 10" thick stem wall, we also used this size in our design. Finally, SGM recommends a foundation drain as described in the Chen - Northern letter although it is not shown in the wall sections. Box 3262 Glenwood Springs CO 81602 -3262 Subject: Observation of Excavations for Preliminary Foundation Design, Proposed Residence, Lot 3, Teller Springs, County Road 109, Garfield County, Colorado. Job No. 4 184 93 Dear Mrs. Overacker: As requested, Chen - Northern, Inc. observed the rough cut building excavation and two backhoe pits at the subject site on November 25, 1992 to evaluate the soils exposed for foundation support. The findings of our work and recommendations for the preliminary foundation design are presented in this report. The work was done in accordance with our agreement for geotechnical engineering services to you, dated November 25, 1992. Chen - Northern, Inc. previously conducted a geologic hazards study for the Teller Springs Subdivision, reported under Job No. 4 338 90, dated June 12, 1990. Proposed Construction: The residence is proposed on a moderately steep east facing slope, below the steep to very steep hillside, beginning about 100 to 150 feet to the west. The lot is in an area of potential debris flow hazard from the upper steep hillside as described in our geologic haiards study for the subdivision. The building will be a one -story log structure over a walkout basement level daylighting to the east. The basement floor will be slab -on- grade. We assume foundation loads will be relatively light to moderate and typical of the proposed type of construction. The debris fan soils in the area have been identified as being potentially hydrocompactive. Site Observations: At the time of our visit to the site, the rough foundation excavation had been cut in two levels from about 2 to 8 feet below the adjacent ground surface. Some fill had been placed at the downslope portions of the excavation. A shallow percolation pit and an 8 -foot deep profile pit were located about 30 and 50 feet, respectively, north of the northeast corner of the excavation. Two to 3 -feet high berms consisting of the on -site soils had been constructed upslope of the excavation to the southwest and northwest. The berms are for mitigation of the debris flow hazard. The soils exposed in the excavations, below about 1/2 foot of organic topsoil, consisted of medium dense silty sands and gravels with cobbles and occasional boulders to about 18 inches in diameter. The soils were brown in color and generally angular, and are debris fan deposits from the adjacent hillside. The debris fan soils are assumed to extend a considerable depth at CO T`r Cv? The results of a gradation analysis performed on a sample of the silty sands and gravels from the profile pit stockpile (minus 5 -inch fraction) obtained from the site are presented on Fig. 1. No free water was observed in the excavation and backhoe pits and the natural soils were slightly moist. Discussions and Recommendations: Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 1500 psf can be used for support of the proposed residence. There could be differential settlement if the bearing soils become wetted. The magnitude of the settlement would depend on the depth and extent of the wetting. Precautions to prevent wetting, such as positive surface drainage and underdrain design recommendations as discussed below should be followed. Footings should be a minimum width of 18 inches for continuous walls and 2 feet for columns. Loose and disturbed soils and existing fill encountered at the foundation bearing level within the excavation should be removed and the footings extended down to adequate natural bearing material. The subgrade should then be moistened and compacted prior to the footing construction. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be well reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 45 pcf. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the walls and prevent wetting of the lower level. An impervious membrane such as a 20 mil PVC liner should be placed below the drain gravel in a trough shape and attached to the foundation wall with mastic to help prevent wetting of the bearing soils. Structural fill placed within floor slab areas can consist of the on -site soils excluding oversized rock compacted to at least 95 % of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should consist of the on -site soils, excluding plus 6 -inch size rock, and be compacted and the surface graded to prevent ponding within at least 10 feet of the building. The location of the residence on the lot and the shallow berms should help mitigate the debris flow hazard to the building. We have not conducted a hazard risk assessment but the risk of debris flows reaching the residence appears to have been significantly reduced by the deflection berms. Typically, berm heights of at least 4 feet are needed to mitigate a moderate risk. The constructed berms will not totally mitigate exposure to the lot and some clean -up of the yard area on the west side of the residence may be needed following a debris flow event. Limitations: The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and the nearby backhoe pits. Since we did not conduct subsurface exploration at the residence site, we have assumed the conditions observed in the excavation represent those within the depth of influence of the residence foundation. Variations in the subsurface conditions could impact the performance of the foundation. In order C.J. Overacker December 4, 1992 Page 3 to reveal the nature and extent of variations in the subsurface conditions below the residence excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. We should observe the completed foundation excavations to determine actual bearing conditions prior to the footing concrete placement.
