Dear Art, A review of the professionally prepared plans, filed with the referenced building permit application, for conformance to UBC requirements and local amendments thereto, is complete to a level customary for the trade. Permit approval allows the remodel and construction of an addition to an existing single- family dwelling described as: Basement - Family Room /Office Upper Level - Extend Living Room and Master Bedroom; add indoor pool, Master Bathroom, air -lock Entry Occupancy Group: R -3, M Type of Construction: V -N No. of Stories: 2 w /basement, (addition is 1 story w /basement) Building Height: no change Square Footage Added - Finished:1636 Unfinished: n.a, Garage: n.a. Except for the following, and the "red- lined" references to your departmental plan review checklist noted on the plans, which are expected to be field enforced, the-design reasonably conforms to minimum requirements of the UBC: 1. According to the plans, the addition creates a room in the basement, without sufficient exterior openings for natural light and ventilation. Mr. Art Hougland July 8, 1993 Page Two Further, the existing room appears to have been a bedroom without egress windows. The deficiency was discussed with the designer, who mentioned plans to use the area for nonhabitable purposes. An addendum to the building permit may be necessary prior to any alteration of the area. Approval of the plans is recommended and, upon verification of compliance with local regulations outside the scope of the UBC, issuance of the building permit.
