The study was conducted in accordance with our agreement for geotechnical engineering services to you, dated July 7, 1992. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Proposed Construction: The proposed building will be one and two story wood frame structure with a partial basement located on the site as shown on Fig. 1. The basement level will daylight to the west. Porch and roof support foundations will be placed on the moderately steep slope on the west side of the building beyond the basement level. Ground floors will be a combination of slab -on -grade and structural over crawl space. Cut depths of about 3 to 8 feet are assumed. Some fill will probably be placed on the moderately steep slope. Foundation loadings for this type of residential construction are assumed to be relatively light. If building conditions or foundation loadings are significantly different from those described above, we should be notified to reevaluate the recommendations presented in this report. Site Conditions: The site is a vacant lot in the southwest portion of the Canyon Creek Estate Subdivision. The ground surface is relatively flat in the eastern portion of the lot transitioning to a moderately steep slope down to the west in the western portion. Slope grades are about 2% to 3% on the flatter portion and 20% to 35% on the moderately steep slope. The approximate slope transition is shown on Fig. 1. The slope shows no apparent signs of instability. Bedrock of the Maroon Formation outcrops above the site to the northeast. The outcrops are apparently the source of the subsoil deposits at the site. Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating two exploratory pits at the locations shown on Fig. 1. The logs of the pits are presented on Fig. 2. The subsoils encountered, below about 3 to 6 inches of organic topsoil, consist of stiff sandy • Steve and Donna Jensen August 3, 1993 Page 2 silty clays with little or no gravel extending to the pit depths of 7 to 8 feet. Results of swell - consolidation tests performed on relatively undisturbed samples of the clays presented on Fig. 3 indicate low compressibility under light to moderate surcharge and a no expansion potential when wetted under constant light surcharge. The laboratory testing is summarized in Table I. No free water was observed in the pits at the time of excavation and the subsoils were slightly moist. Foundation Recommendations: Considering the subsoils encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 2000 psf for support of the proposed building. Isolated pad footings located on the moderately steep slope should bear at least 3 feet below the natural ground surface for stability. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils and any existing fill encountered at the foundation bearing level within the excavation should be removed and the footings extended down to stiff natural clay bearing material. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 36 inches below the exterior grade is typically used in this area. Continuous foundation walls should be well reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of 50 pcf for backfill consisting of the on -site soils excluding vegetation and topsoil. Floor Slabs: The natural on -site soils, exclusive of topsoil, are suitable to support lightly to moderately loaded slab -on -grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 -inch layer of free - draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 -inch aggregate with less than 50% passing the No. 4 sieve and Less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at Least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on -site soils devoid of vegetation, topsoil and oversized rock. Uhderdrain System: Although free water was not encountered during our exploration, it has been our experience in mountainous areas and where clay soils are present that local perched groundwater may develop during times of heavy precipitation or seasonal runoff. We recommend below grade construction, such as retaining walls and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. A perimeter drain around crawl space areas does not appear needed with proper foundation wall backfill and adequate surface drainage. The underdrain should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free - draining granular material. The drain should be placed at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1% to a suitable gravity outlet. Free- draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 1' feet deep. Surface Drainage: Surface drainage is an important aspect of the project. The following drainage precautions should be observed during construction and maintained at all times after the building has been completed: 1) Excessive wetting of the foundation and underslab soils areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95 % of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. 4) Surface water should not be allowed to discharge uncontrolled down the moderately steep slope in the area of the residence. Discharge of water down unprotected slopes could cause erosion and possible slope instability. Surface water should either drain away from the slope or be collected and discharged in drainage channels. 5) Roof downspouts and drains should discharge well beyond the limits of all backfill. Limitations: This report has been prepared in accordance with generally accepted soil and foundation engineering practices in this area for use by the client for design purposes. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the locations indicated on Fig. 1 and the proposed type of construction. The nature and extent of subsurface variations across the site may not become evident until further excavation is performed. If during construction, fill, soil, rock or water conditions appear to be different from those described herein, this office should be advised at Ch en @Northern, Inc.
