Colorado: said tract being more particularly described as follows:
Commencing at the East Quarter Corner of said Section 20, a brass cap found in
place and properly marked;
thence N. 23 03'28" W. 1114.56 feet to a point on the northerly line of a 60.00
foot right -of -way for County Road No. 320, the true point of beginning;
thence leaving said northerly right -of -way N. 05 16'01" W. 291.72 feet to a point
on the northerly line of said SE1 /4 NE1 /4 of Section 20;
thence N. 89 30'57" E. along said northerly line 448.42 feet to the northeast
corner of said SE1 /4 NE1 /4 of Section 20;
thence S. 00 38'49" E. along the easterly line of said SE1 /4 NE1 /4 of Section 20,
176.40 feet to a point on said northerly right -of -way for County Road No. 320;
thence leaving said easterly line S. 78 34'13" W. along said northerly
right -of -way 75.74 feet;
thence along said northerly right -of -way along the arc of a curve to the left
having a radius of 2098.54 feet, and a central angle of 09 ° 57'23 ", a distance of
364.67 feet (chord bears S. 73 ° 35'31" W. 364.21 feet) to the true point of
beginning.

T. Johnson; that it is not a land survey plat or improvement survey plat; and
that it is not to be relied upon for the establishment of fence, building or
other future improvement lines.
I further certify that the improvements on the above described parcel, as of
December 9, 1993, except utility connections, are entirely within the boundaries
of the parcel, except as shown; that there are no encroachments upon the
described premises by improvements on any adjoining premises, except as
indicated; and that there is no apparent evidence or sign of any easement

Subject: Building permit status on home being built at 11001 County Road 320
near Rifle, in Garfield County, Colorado. Enclosure.
Dear Mr. Johnson:
It has come to my attention that the house located at the above address has not had
an inspection within the last 180 days or has not had a final inspection and a
Certificate of Occupancy has not been issued by Garfield County.
A permit ( #5006 ) for construction was issued on January 17, 1994. The last
inspection requested by the owner or contractor was for a gas piping inspection.
The requested inspection was completed by this department on March 28, 1994.
No inspections have been requested by the owner or contractor since that tune.
The UBC (Uniform Building Code) and other codes adopted by Garfield County
require the following:
1. Work authorized under the permit cannot be suspended or abandoned once
begun, for a period of more than 180 days if the permit is to remain valid.
2. The Uniform Building Code as adopted by Garfield County require the
requesting of a final inspection by the owner or contractor and completion of
a final inspection by this department prior to the occupancy of the building.
On March 28, 1994 the enclosed memorandum was sent to you by fax at your
request but I have no record of the completion of the project or the requesting of
other inspections required by Garfield County Building Department or the State of
Colorado Electrical Inspector.
1 am requesting and it is required that you contact this department regarding the
status of this project within fifteen (15) days of the date of this letter. Thank you
for your cooperation and if you have questions please give me a call.

Items that will be required to be completed in order for a Certificate of

1. Verification of approval of final electrical inspection by the State of
Colorado.
2. Completion of stairs to all doors of the home. Handrails are required
if stairs have four or more risers must have handrails.
3. Guardrails are required to be installed on all decks or landings that
are 30 inches or more from grade. Grade is measured from a plane
even with the deck walking surface at five feet from the deck
vertically to the ground or other surface.
