Dear Art,
Confirming our telephone conversation, Battlement Mesa Homes, Inc.
errantly laid out the above home and poured foundation footers and
stem walls with an encroachment of the left rear corner into a
utility easement, as evidenced by survey prepared by James Sexton
Surveying. The foundation is fully within the property lines, but
did encroach into a portion of the easement. While there were no
utilities that were adversely impacted by the encroachment, we have
decided the best course of action is to eliminate that portion of
the home creating encroachment.
We retained the professional services of Gregory S. Robson,
Architect, to prepare revised design drawings for this portion of
the home; essentially the changes will include sawcutting and
demolition of the rear corner footer and stem wall, tieing in and
pouring a new foundation per the revised floorplan with a.truncated
rear building corner evidenced by an angled exterior wall, and
modified design of trusses which will carry on a beam spanning the
revised master bedroom.
Enclosed for your review are two copies of the revised design
drawings prepared by Greg Robson and also the James Sexton survey.
Please retain one set of these drawings for your permit file, and
return one set to me with any comments you may have.
