NEW CONSTRUCTION
ADDITIONS
ALTERATIONS
and
MOVED BUILDINGS
In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information
will prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention
before the new information may be reviewed after it has been provided to
the Building Department.
Please review this document to determine if you have enough information
to design your project and provide adequate information to facilitate a plan
review. If you do not it may be helpful to obtain a book titled 'Dwelling
construction under the Uniform Building Code. This book is available to
you through this department at our cost. Also, please consider using a
design professional for assistance in your design and a construction
professional for construction of your project.
To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.
Applicants are required to indicate appropriately and to submit completed
check list at time of application for a permit:

building or addition to property lines, other buildings, set back
easements and utility easements?

AGREEMENT REGARDING CERTIFICATE OF OCCUPANCY
WHEREAS, Jerry and Lynn Longbons (hereinafter "Owner ") have
applied for a Certificate of Occupancy for a house located at
0511 Pinon Drive, Los Amigos, Garfield County, Colorado under
permit No. 5265 and,
WHEREAS, the following items have been determined to be
apparent defects or deficiencies with the application which
encumber the issuance of a Certificate of Occupancy until they
have been resolved pursuant to codes adopted by Garfield County
and approved by the Garfield County Chief Building Official:
1. The site drainage around the house has not been completed.
2. The exterior 12' x 34' deck has not been completed.
3. Crawl space vents have not been installed on the East side
of the house.
4. The front entrance has not been completed to provide access
to the house.
5. Some siding and trim has not been completed.
and,
WHEREAS, the Owner is willing to make certain assurances
and agreements relating to these identified code deficiencies and
on the basis of such assurances the County is willing to issue a
Certificate of Occupancy.
NOW, THEREFORE, it is agreed as follows:
A. The Owner agrees to do the following:
Deficiency No. 1.
ACTION REQUIRED OF THE OWNER:
Complete the drainage around the house in the Spring of
1995.

Deficiency No. 2.
ACTION REQUIRED OF THE OWNER:
Complete the construction of the exterior deck in the Spring
of 1995. In the meantime the living room door is to be
configured in an approved manner, to prevent a hazard to any
person attempting to exit the door.
Deficiency No. 3.
ACTION REQUIRED OF THE OWNER:
Install vents in compliance with the Uniform Building Code
during the Spring of 1995.
Deficiency No. 4.
ACTION REQUIRED OF THE OWNER:
Complete the front entrance to provide access as required
under the Uniform Building Code during the spring of 1995.
Deficiency No. 5.
ACTION REQUIRED OF THE OWNER:
Complete siding and trim to provide weather protection as
required under the Uniform Building Code during the Spring
of 1995.
FURTHER ACTION REQUIRED OF THE OWNER:
The Owner will complete all work described herein and
request inspection of all work by the Garfield County
Building Department. All work shall be completed in
compliance with the stated provisions of the codes
currently adopted by Garfield County in a manner that
will enable approval of all work. All work,
inspections and approval of work shall be completed
within sixty (60) days of the date of signing of this
document.

B. In the event the Owner fails to perform as agreed on any
of the above, the County may revoke any permits which may
have been granted to the Owner. The County may require the
habitation and occupancy of the house cease immediately.
C. This agreement is binding upon the heirs, successors in
title, and assigns of the parties.
