CONTRACTOR'S COPY OF THE APPROVED PLANS. THIS PLAN REVIEW IS
PROVIDED IN CONJUNCTION WITH OR IN PLACE OF REDLINING THE
APPROVED PLAN.
IT IS THE RESPONSIBILITY OF THE OWNER AND /OR THE CONTRACTOR TO
CLOSELY REVIEW THE PLAN REVIEW AND VERIFY THAT ALL CORRECTIONS
NOTED ARE BROUGHT INTO COMPLIANCE WITH CODES ADOPTED BY
GARFIELD COUNTY.
THE ISSUANCE OR GRANTING OF A PERMIT OR APPROVAL OF PLANS,
SPECIFICATIONS AND COMPUTATIONS SHALL NOT BE CONSTRUED TO BE A

CONDITIONS FOR PLAN REVIEW i!o -94
GENE REO IIRFMENTS:
G -1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
Also, refer to the permit application and generic drawings from the owner. Lumber from
the saw mill cannot be used in construction of the shop unless it complies with (Section 2505 of
the U.B.C.)
G -2 The foundation shall comply with (Section 2907, U.B.C.) and in all cases be founded on
undisturbed soil, therefore the perimeter may need to be excavated deeper than the minimum
shown.
G -9 It is our understanding that the owner desires to construct the house for himself and
therefore does not need a general contractor. However, it is the duty of the owner to notify the
Building Dept. when the construction is ready for inspection. Schedule the inspection at least one
day before such inspection. All work is subject to inspection prior to any cover up,
(Section 305, entire Section of the U.B.C.)
G -14 All grading on site must comply with Chapter 29 and 70, of the U.B.C. (i.e., maximum
slope of cuts and fills, etc.) Provide adequate drainage away from the structure at all locations
around the building (use Section 2905 (f) and Section 2907 (5) of the U.B.C.)

0-19 Locate all utilities for line locations and approval prior to beginning any excavation on site
(water, electric, telephone, etc.)
BUILDING CODE ITEMS:
B -1 Submit all or any special reports (i.e., soils tests, compaction reports, and engineered
drawings from Architects or Engineers) keep in mind that the Building Official may ask for special
reports from time to time, as deemed necessary per. (Section 302 (b), U.B.C.)
B -2 Submit engineer reports which indicate satisfactory means of compaction if fill is used for
bearing, under foundation systems, (Section 2905, U.B.C.), coordinate with the Building
Inspector as needed
B23.1 Provide smoke detectors in compliance with (Section 1210 of the U.B.C.) at the main
house (battery operated, ok).
B -36 Insulation shall comply with (Section 1712 and 1713 of the U.B.C.) and shall not be left
exposed, (i.e., attic, crawl space, unfinished areas.)
B -37 Exterior roof sheathing and wall sheathing are to be covered with a weather resistive
barrier ahead of siding and roof covering. ( Building paper such as 30# felt on the roof sheathing
and 15# felt or tyvek, is acceptable on wall sheathing.) (Reference Section 1307 (a) and Chapter
32, of the U.B.C.)
B-42 Please submit roof truss diagrams bearing the stamp and signature of a Colorado
Professional Engineer and indicating design for a minimum of 40# / sq. ft. live load,
(Section 2305, U.B.C.) Additional field framing may be required.
B -80 Attic ventilation is required to be in accordance with (Section 3205 (c).,) coordinate with
the Building Inspector during construction.
B -88 Ice and water shield, shall extend up from eaves to a line 24 inches inside exterior wall
line, inside the building, or two layers of 30# felt shall be applied shingle fashion and solidly
cemented together, (Reference Table No. 32 -B -2 with footnotes, U.B.C.
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c) of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
