Main, Silt, Co. September 22, 1994 The following comments based on the 1988 edition of the Uniform Building Code shall be resolved prior to the issuance of the building permit. The purpose of this review is to provide for minimum protection of life, limb, health, property, environment and for the safety and welfare of the consumer and general public as regulated by the UBC. 1. Verify the use of the structure with the Building Official. The building has been classified as a B -2 Occupancy. Based on phone conversations with owner Mac Gendrau the building will be used as construction storage facility, small office, and form repair area for a concrete form business. No vehicle storage will be done in the building except for a fork lift. Occasional welding operations occur but only one set of tanks is on the job at any given time. No flammable or hazardous gases or liquids are stored on site. Storage is for combustible and non combustible forms and accessories. A portion of the building will be leased to one tenant to be named. The applicant should be aware that the type of use by the tenant could impact building code requirements. Verify with building official prior to leasing space. 2. Provide engineered foundation and metal building plans reviewed and stamped by an engineer licensed in the State of Colorado. lEhe engineer should address whether special inspectionsad€ required for bolts placed in concrete, welding, and high strength bolting based on the design requirements for special inspections in Sec. 306. 3. Provide insulation specifications and locations. Sec. 302 4. Provide details for 1 hour construction of the north wall which is within 20 feet of the property line, or provide a revised site plan showing that the building will be located 20 feet or more from the property line. As you have correctly stated, this building will be used as a construction storage facility, with a small office and area for form repair. Presently part of the building is to be leased to O'Brien Concrete Pumping. They intend to use their space for minor repairs and maintenance of their equipment and would be parking two trucks inside the building, 2. Stamped engineering foundation drawings have been submitted. Per your telephone conversation with Steve Thompson on Wednesday, October 5, 1994, the pre - engineered metal building drawings are forthcoming. 3. Insulation specifications are attached. The entire building will be insulated per current building codes. 4. The building will be moved back per the attached site plan.
