Independent Professional Building Inspection Bill Allred 45855 Hwy 6, Canyon Creek # 63 Glenwood Springs, CO 81601 (303) 945-4418 October 25, 1994 Brad and Ruth Mollman 0105 Mid Valley Drive Garfield County CONDITIONS FOR PLAN REVIEW #121 -94 GENERAL REQUIRE TENTS: G -1 All references are taken from the 1988 Uniform Building Code (U.B.C.), 1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.) Subject To The Following Conditions Refer to the drawings submitted by the Contractor, also, some discrepancies in the plans as follows: 1) Floor joists are not shown on the plans, the floor above the garage shall have an 40 lb. live load, plus applicable dead loads. 2) It is not certain if the head height requirements can be met (Reference Section 1207, U.B.C.) The prescribed ceiling height 7'6" is required in only one half the area. No portion less than 5 feet can be used for the computation. 3) Framing at the dormers and roof members shall have a 401b. live and dead load requirement. BUILDING CODE ITEMS: B -16 Provide premises identification which is legible from the street in accordance with, (Section 513, U.B.C.) B -18 Showers shall be finished and sealed to protect structural elements from moisture to a height of not least than 70 inches above the drain inlet, (Section 510 (b)., U.B.C.) Gypsum water resistant green board required, check U.B.C. Standards. B -23 The entire building shall be equipped with smoke detectors per. (Section 1210, U.B.C.) battery operated, acceptable, coordinate placement at inspection. B -12 (Section 503 (d). 3., U.B.C.) A one hour occupancy separation will be required between the garage and the rest of the dwelling. The separation may be limited to the installation of material approved for one -hour fire - resistive construction on the garage side. 5/8 inch Type X drywall must be applied to bearing walls throughout and structural members supporting any portion of the single family dwelling above. A self closing, tight fitting solid wood door 1 3/8 inches in thickness will be permitted in lieu of a one -hour fire assembly, (Section 503 (d)., exception 4. U.B.C.) Coordinate wall construction with the Building Inspector during construction for the one -hour fire - resistive construction requirements at framing inspection. The stairs shall be protected also on the under side (Reference Section 3306, (m)., U.B.C.) B -25 Provide ventilation for bathrooms, water closet compartments, laundry rooms, and similar rooms in accordance with, (Section 1205, U.B.C.) B -56.1 Any deck construction outside the building will need to meet the minimum 60 Ib. live load requirements, load designs based on (Table 25 - U - 7 - I., of the U.B.C.) coordinate with your Inspector. B -75 Concrete footing shall extended at least 36 inches below finish grade. Also any deck construction or intermediate pads not connected in the foundation wall system, will need to extend 36 inches below grade, (Section 2907 (a)., (U.B.C.) B -80 Attic ventilation is required to be in accordance with (Section 3205 (c).,) coordinate with the Building Inspector during construction. B -91 Section 3306 Subsection (c), shows that the stairs may be constructed with 8 inch maximum rise and 9 inch minimum run. The greatest riser height and largest tread run within any flight of stair, cannot have more than 3/8 of an inch deviation. Stairway handrails: (minimum height 34 inches, maximum height 38 inches) hand grip portion shall be not Tess than 1 1/2 inch nor more than 2 inches in x- section dimension. Minimum of one handrail required on all stairways with more than three risers. Minimum 1 1/2 inch space required between wall and handrail, (Section 3306 (j)., U.B.C.) Guardrails of 36 inch minimum height shall be installed at open sides of stairways, landings, ramps, decks, or porches more than 30 inches above grade or floor below. Open guardrails shall have a pattern such that a sphere 6 inch in diameter cannot pass through, (Section 1711, U.B.C.) PLi IMRING CODE ITEMS: P -3 Plumbing and mechanical must comply with the Uniform Plumbing Code (U.P.C.) and the Uniform Mechanical Code (U.M.C.)
