Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are iri line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not it may be helpful to obtain a book titled 'Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Douglas (hereinafter "Owner") has applied . for a Certificate of Occupancy for a house located at 1135 Huebinger Drive, Westbank Mesa, Lot 42, Garfield County, Colorado under permit No. 5394 and, WHEREAS, the following items have been determined to be apparent defects or deficiencies with the application which encumber the issuance of a. Certificate of Occupancy until they have been resolved pursuant to codes adopted by Garfield County and approved by the Garfield County Chief Building Official: 1. Decks have not been completed per the approved plan. 2. The window wells have not been installed around the basement windows. 3. The door between the garage and the house is not equipped with a. self .closer. and, WHEREAS, the Owner is willing to make certain assurances and agreements relating to these identified code deficiencies. and ' on the basis of such assurances the County is willing to issue a Certificate of Occupancy. NOW, THEREFORE, it is agreed as follows: A. The ,Owner agrees t� do the following: Deficiency No. 1. ACTION REQUIRED OF. THE OWNER: Complete the decks as approved on the permit, providing guardrails with a design that will not permit the 'passing of a 6 inch sphere, on areas that are 30 inches or more above finished grade within 5 feet adjacent to the deck. All stairs serving the deck(s) are required to have a minimum run of 9 inches and a maximum rise of 8 inches. The wells are to be no more than 44 inches deep unless provided with a ladder or terraced. The minimum width of the well perpendicular to the plane of the window shall be a 36 inches. Deficiency No 3. ACTION REQUIRED OF THE OWNER: A closer for the door to the garage is to be provided prior to occupancy of the house. The closer shall be any device that will automatically close the door sufficiently to allow it to latch. FURTHER ACTION. REQUIRED OF THE OWNER: The Owner will complete all work described herein and request inspection of all work by the Garfield County Building Department. All work shall be completed in compliance with the stated provisions of the codes currently adopted by Garfield County in a manner that will enable approval of all work.
