PERMISSION IS HEREBY GRANTED TO THE APPLICANT AS OWNER, CONTRACTOR AND /OR THE AGENT OF THE CONTRACTOR OR OWNER TO
CONSTRUCT THE STRUCTURE AS DETAILED ON PLANS AND SPECIFICATIONS SUBMITTED TO AND REVIEWED BY THE BUILDING DEPARTMENT
IN CONSIDERATION OF THE ISSUANCE OF THIS PERMIT THE SIGNER HEREBY AGREES TO COMPLY WITH ALL BUILDING CODES AND LAND USE
REGULATIONS ADOPTED BY GARFIELD COUNTY PURSUANT TO AUTHORITY GIVEN IN 30.28.201 CRS AS AMENDED. THE SIGNER FURTHER
AGREES THAT IF THE ABOVE SAID ORDINANCES ARE NOT FULLY COMPLIED WITH IN THE LOCATION, ERECTION, CONSTRUCTION AND USE OF

Plan Review Correction List

The following comments based on the 1988 edition of the
Uniform Building Code shall be resolved prior to the
issuance of the building permit. The purpose of this review
is to provide for minimum protection of life, limb, health,
property, environment and for the safety and welfare of the
consumer and general public as regulated by the UBC.
1. The plans do not clearly indicate the types of
windows (eg. casement, slider, fixed, etc.) The building
department cannot verify compliance with egress, light, and
ventilation requirements. Please specify the types of
windows for approval. Sec. 1204, 1205.
2. There are portions of the floor joist system that Carn
appear to exceed the minimum spans allowed by the TJI p01c
manufacturer's span tables. The maximum span allowed for � t i1-opr B
9 1/2 TJI /15 @ 16" oc is 17'2 ". There are laces on both
floors that appear to span 17'6 ". Please clarify and
provide justifying calculations and engineering as -SPN
necessary. Sec. 302. mac,
3. Specify exterior header sizes over 4 feet for g
approval. Specify size, material, grade, and species. Sec. / J
2517.
4. The grade and species of horizontal solid lumber
does not appear to be specified. Plans were reviewed for
DFL #2 or better. It appears that if this grade and species
are used all beams will meet or exceed minimum code
requirements. Please specify the grade and species of
lumber of lumber that will be used. Sec. 302.
5. Plans do not specify a roof covering. Please
specify a roof covering for approval.
6. Please provide the soils report mentioned on the
plans for approval. Sec. 302.
7. Refer to the conditions of permit and redlined
plans for other code requirements.
