The purpose of this review is to provide for minimum protection of life, limb, health, property, environment and for the safety and welfare of the consumer and general public as regulated by the UBC. 1. Provide a foundation plan stamped an engineer or . architect licensed in the state of Colorado. The plans should specify the following information for approval: i. Concrete strength Sec. 302, 2628. ii. Size and spacing of anchor bolts. Sec. 2907. iii. Interior and exterior pad sizes and reinforcement schedule. Sec. 302, 2907. iv. Size, material, and reinforcement schedule in footings. Sec. 302, 2907. v. Size, material, and reinforcement schedule for foundation walls. Sec. 302, 2907. vi. Grade and species of foundation plates. Sec. 2516. vii. Assumed soil conditions and a soils report as required by the engineer or architect. Soils analysis may be required by the Building department regardless depending upon site conditions. viii. Frost depth protection. Sec. 2907. 2. Provide floor and roof framing plans showing the following: i. Size, grade, species and location of all floor and roof beams, exterior headers over 4 feet, and the bearing locations and directions of all floor joists and trusses. ii. Design load. 3. Plans specify brick veneer and 2 feet on center stud wall framing. Sec. 3006 requires 16" oc stud spacing for brick veneer. Provide revised plan or engineering for approval. 4. Refer to the conditions of permit and redlined plans for other code requirements.
