CONTRACTOR'S COPY OF THE APPROVED PLANS. THIS PLAN REVIEW IS
PROVIDED IN CONJUNCTION WITH OR IN PLACE OF REDLINING THE
APPROVED PLAN.
IT IS THE RESPONSIBILITY OF THE OWNER AND /OR THE CONTRACTOR TO

CONDITIONS FOR. PLAN REVIEW # 32 -95
GENERAL REQUIREMENTS:
0-1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
The Approved Plans, Permit, and Plan Review, are to be kept on the site during
construction. Plans and Permits must be available for reference during inspections.
Also, refer to the plans submitted by the owner and from Tuff Shed, dated 12/09/93. With
a slab on grade foundation stamped by Bell Engineering Co. The foundation plan is not based on
any kind of soils reports.
G -2 M -1 Occupancy only based on (Chapter 11., of the U.B.C.) Private garage, carport, or
shed.
G -3 Class I, II, or III - A., liquids shall not be stored, handled, or used in group M
Occupancies, unless such storage or landing shall comply with the Fire Code.
G -9 It is our understanding that the owner desires to construct the house for himself and
therefore does not need a general contractor. However, it is the duty of the owner to notify the
Building Dept. when the construction is ready for inspection. Schedule the inspection at least one
day before such inspection. All work is subject to inspection prior to any cover up,
(Section 305, entire Section of the U.B.C.)
G -20 Submit all or any special reports (i.e.: soils tests, compaction reports, and engineered
drawings from (Architects or Engineers) keep in mind that the Building Official may ask for
special reports from time to time, as deemed necessary per. (Section 302 (b) (U.B.C.)
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c) of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
