April 14, The following comments based on the 1988 edition of the Uniform Building Code shall be resolved prior to the issuance of the building permit. The purpose of this review is to provide for minimum protection of life, limb, health, property, environment and for the safety and welfare of the consumer and general public as regulated by the UBC. 1. Specify the size, grade , and species of all horizontal framing lumber including floor joists, floor beams, roof rafters, and roof beams for approval. Plans have been reviewed for HF #2 or DFL #2. Please confirm. 2. Specify minimum log size, grade, and species for approval. Sec. 302, Sec. 2517. 3. The roof framing system does not comply with conventional provisions for construction in Sec. 2517. The collar ties are not at plate line and the LVL ridge beam specified appears to exceed the allowable spans for that member. Provide justifying calculations, engineering, or a revised plan for approval. 4. Specify location of hot water heater and type and location of heating system for approval. 5. Specify reinforcement and grouting schedule for 8" cmu foundation walls for approval. Sec. 302. 6. Refer to the conditions of permit and redlined plans for other code requirements. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are iti line for review may be given attention before the new information may be reviewed after It has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled 'Dwelling construction under the Uniform Building Code. this book is available to you through this department at our cost.
