Except for the plan review correction list attached, the items "red- lined" on the plans and conditions of permit which are expected to be field enforced, general UBC code compliance was found for the Parks Residence. A spot review of the structurals was performed by Cadcode. The review was not performed by an architect or engineer. The beam, rafters, and joists checked are noted on the Building department plans. Headers sizes over 4' and the grade and species of solid sawn horizontal framing lumber was not specified. The on- center spacing for the 4 x 12 rafters and TJI floor joists are not specified. The grade and species of the 2x6 roof decking and rafters and the TJI series are not specified. See plan review correction list attached. Plans were not checked for UPC and UMC compliance although notes calling for general compliance with these codes are included. Attached are the plan review correction list, conditions of permit, and redlined plans so that the permit can be issued as soon as the items on the plan review correction list you feel are significant are resolved. Sec. 1212. ROOF CONSTRUCTION AND COVERING REQUIREMENTS ROOF - 10 Shingle application should comply with Table No. 32 - B - 1. MATERIALS AND CONSTRUCTION REQUIREMENTS MAT2 Foam plastic insulation should comply with Section 1712. MAT -79 Safety glazing should be provided at hazardous locations. Section 5406 (d). MAT -37 Specify spacing and series for approval prior to installation of framing members. MAT -34 Specify the grade and species of all horizontal and vertical framing lumber for approval prior to installation. STRUCTURAL. COMMENTS: STR -42 Lateral bracing should be provided in accordance with Section 2517 (g) 3. STR -45 Wood stud size, spacing and maximum height should comply with Table No. 25 -R -3 or calculations justifying studs should be submitted. STR-60 Foundations shall extend below the frost line. Section 2907 (a). STR-65 The manufacturer of concrete shall furnish to the purchaser a delivery ticket with each batch of concrete before unloading at site providing the information specified in Section 26.1311 UBC Standards. These tickets shall be saved and available for review by the Building Official.
