PERMISSION IS HEREBY GRANTED TO THE APPLICANT AS OWNER, CONTRACTOR AND /OR THE AGENT OF THE CONTRACTOR OR OWNER TO
CONSTRUCT THE STRUCTURE AS DETAILED ON PLANS AND SPECIFICATIONS SUBMITTED TO AND REVIEWED BY THE BUILDING DEPARTMENT
IN CONSIDERATION OF THE ISSUANCE OF THIS PERMIT THE SIGNER HEREBY AGREES TO COMPLY WITH ALL BUILDING CODES AND LAND USE
REGULATIONS ADOPTED BY GARFIELD COUNTY PURSUANT TO AUTHORITY GIVEN IN 30.28.201 CRS AS AMENDED. THE SIGNER FURTHER
AGREES THAT IF THE ABOVE SAID ORDINANCES ARE NOT FULLY COMPLIED WITH IN THE LOCATION, ERECTION, CONSTRUCTION AND USE OF
THE ABOVE DESCRIBED STRUCTURE. THE PERMIT MAY THEN BE REVOKED BY NOTICE FROM THE COUNTY AND THAT THEN AND THERE IT

NOTICE
A COPY OF THIS PLAN REVIEW IS ATTACHED TO THE OWNER'S OR
CONTRACTOR'S COPY OF THE APPROVED PLANS. THIS PLAN REVIEW IS
PROVIDED IN CONJUNCTION WITH OR IN PLACE OF REDLINING THE
APPROVED PLAN.
IT IS THE RESPONSIBILITY OF THE OWNER AND /OR THE CONTRACTOR TO
CLOSELY REVIEW THE PLAN REVIEW AND VERIFY THAT ALL CORRECTIONS
NOTED ARE BROUGHT INTO COMPLIANCE WITH CODES ADOPTED BY
GARFIELD COUNTY.

CONDITIONS FOR PLAN REVIEW # 107 -95
SUBJECT TO THE FOLLOWING CONDITIONS;
GENERAL REQUIREMENTS:
0-1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
The Approved Plans, Permit, and Plan Review, are to be kept on the site during
construction. Plans and Permits must be available for reference during inspections.
This permit is for an M - 1 occupancy, Type V - n only. The use of Section 106, U.S.C.
and the appendix Chapter 11., if applicable. The building cannot be placed less than 3 feet from
any property line or any other buildings on the same property and shall be limited to one - story
only, (Section 2907 (e)., and (g)., L, and 2., U.B.C.) (TBL No. 29 -A., U.B.C.)
G -2 The plans show that the building will be post and beam construction. The building shall be
braced in accordance with (Section 2517 (3)., U.B.C.) (approved metal sway bracing, wood
diagonal bracing, etc.) The bracing shall be independent of the baled straw walls.
B -21 Provide premises identification which is legible from the street in accordance with,
(Section 513., U.B.C.)
B -64 Columns, posts, beams and girders shall have positive connections provided to ensure
against both uplift and lateral displacement, (Section 2516 (m)., U.B.C.)

B -32 The main house shall be provided smoke detectors in accordance with (Section 1210 (a).,
of the U.B.C.) One smoke detector is required on each level and they shall be inter connected.
Audible from the bedrooms with the door closed and in compliance with the listing that comes
with the detectors (coordinate with the County Garfield Building Official, during inspections). On
existing R -3 occupancies battery operated (ok).
B-47 Please submit roof truss diagrams bearing the stamp and signature of a Colorado
Professional Engineer and indicating design for a minimum of 40# / sq. ft. live load,
(Section 2305., U.B.C.) Additional field framing may be required.
B-48 All lumber, logs, plywood, particle board, structural glued - laminated timber, end -
jointed lumber, and fiberboard sheathing, (when used structurally) piles and poles regulated by
this Chapter shall conform to the Applicable Standards or grading rules specified in the U.B.C.
and shall be so identified by the grade mark or a Certificate of Inspection issued by an Approved
Agency.
B -58 Provide solid bridging over bearing partitions, walls, and beams, (Section 2506, (h).,
U.B.C.) and bridging / solid blocking / cross bracing per (Section 2506 (h)., U.B.C.)
This building cannot be enlarged or used for human occupancy without an additional set
of plans and an additional permit.
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c)., of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
•
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
