In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate,and complete information
will prevent delays in the plan review proces Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention
before the new information may be reviewed after it has been provided to
the Building Department.
Please review this document to determine if you have enough information
to design your project and provide adequate information to facilitate a plan
review. If you do not it may be helpful to obtain a book titled 'Dwelling
construction under the Uniform Building Code. This book is available to
you through this department at our cost. Also, please consider using a
design professional for assistance in your design and a construction
professional for construction of your project.
To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.

Dear Jim,
As you know, Sec. 303 of the 1988 Uniform Building Code adopted by Garfield County states "...Such
approved plans and specification shall not be changed, modified or altered without authorization from the
building official, and all work regulated by this code shall be done in accordance with the approved plans."
On my framing inspection today, I. noted two items that were changed from the original approved set
of plans. Therefore, we need the following resolution of these two items;
0 Roof Structure.- Approved -plans show 2x10 joists at 16 "O.C. for upper roof structure. Instead, this

Dear Mr. Jacobson:
The following information is offered regarding the constructed roof structure and cantilevered
front balcony:
Roof Structure:
After reviewing the field constructed trusses and performing calculations with a 40 psf snow
and 10 psf dead load, the roof structure is adequate to support these loads.
Front Balcony:
The plans call for 2 - 1 3/4" x 9 1/2" MICRO -LAM beams for the 6 -foot front porch. The
structure has been constructed using 2 - 1 3/4" x 11 7/8" Microllam LVL. This configuration
with a 60 psf Live load and 10 psf dead load, is within manufacturers design properties and
applicable Codes.
Said beams may be used for exterior purposes provided they are adequately sealed and
protected from weather exposure and moisture damage. A top cap and end protection is
proposed and required. Decking shall be constructed such that moisture will not collect
against or encourage infiltration into the beam.
