ALTERATIONS

MOVED BUILDINGS
In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information will
prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention before
the new information may be reviewed after it has been provided to the
Building Department.
Please review this document to determine if you have enough
information to design your project and provide adequate information to
facilitate a plan review. If you do not, it may be helpful to obtain a book
titled "Dwelling construction under the Uniform Building Code. This
book is available to you through this department at our cost. Also,
please consider using a design professional for assistance in your
design and a construction professional for construction of your project.
To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.

CONDITIONS FOR PLAN REVIEW # 124 -95
GENERAL REOUIREMENTS:
G -1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
The Approved Plans, Permit, and Plan Review, are to be kept on the site during
construction. Plans and Permits must be available for reference during inspections.
SUBJECT TO THE FOLLOWING CONDITIONS:
Also, refer to information in the plans submitted by the applicant with the Improvement
Survey from Schmueser Gordon Meyer, Inc.
B -21 Concerning the main house, Provide premises identification which is legible from the
street in accordance with, (Section 513, U.B.C.)
B -32 Concerning the main house, provide smoke detectors in accordance with (Section 1210
(a)., of the U.B.C.) One smoke detector is required on each level and they shall be inter
connected. Audible from the bedrooms with the door closed and in compliance with the listing
that comes with the detectors (coordinate with the County Garfield Building Official, during
inspections). On existing R -3 occupancies battery operated (ok).
G -9 It is our understanding that the owner desires to construct the house for himself and
therefore does not need a general contractor. However, it is the duty of the owner to notify the
Building Dept. when the construction is ready for inspection. Schedule the inspection at least one
day before such inspection. All work is subject to inspection prior to any cover up,
(Section 305., entire Section of the U.B.C.)
PLUMBING CODE ITEMS:
P -11. All gas piping shall be installed and sized correctly, pressure test is required a minimum of
10 lbs. for 15 minutes, (Section 1206, of the U.P.C.)
P -12 All high pressure yard piping, placement of the meter and shutoff valve is the responsibility
of the gas purveyor, (Rocky Mountain Gas Co.)
MECHANICAL CODE ITEMS:
M -1 The fiirnace, boiler, or H2O heater, shall comply with the U.P.C. and U.M.C.,
(i.e., combustion air, installation, clearances, access, venting, etc.) All of the gas appliances will
be accompanied with manufactures documents (owners manuals) these documents will assist in
installation, also they need to remain with the appliances.
The direct vent appliance shall be installed in compliance with the manufacture's
documents, have the owner manual available at inspection.
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c)., of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
