Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our \) cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. The proposed building will be connected to the sanitary sewer line with no tap fee paid for two years. In the interest of trying avoid any further misunderstandings, this letter is being sent. The last step in the review of a building permit is the compliance with the Garfield County Zoning Resolution. While it is not clear from the site plan included in the application, it appears that the proposed new building will not meet the side yard setback requirement of 10 11. from the property line. For the purpose of this application, each lot has to be considered a separate lot and must meet the zoning requirements on each lot. In other words, each new building proposed on these lots must meet the setback requirements as if they were separately owned. There is an option to meeting the setback requirements, which would be to amend the plat that created the lots to merge the two lots into a single lot. Essentially, you would request that the Board of County Commissioners approve an amended plat that erases the common lot line between lots 5 and 6. Enclosed is a copy of the section of the Subdivision Regulations explaining the basis by which the Board may consider such amendments. Also required is a demonstration of the required number of off street parking spaces. A commercial building is required have one (1) off - street parking space for each 200 sq. fi. of floor area, exclusive of storage area. Each space is required to be 200 sq. fi. in area, with no specific dimension. Based on the floor plan submitted, there appears to be approximately 860 sq. It of service and office area. This would require five (5) spaces. During our conversation we discussed using the existing 3/4" water service at 0058 Mel Rey Rd to furnish water service to a proposed storage building at that same location.
