WILLIAM LIKELY, JR. and ZADIE E. LIKELY
of the County of Garfield anti State of Colorado, of the first part, and.
SIDNEY MILLER and RHODA MILLER
of the County of Garfield and State of Colorado, of the second part;
Witnesseth, That the said parties of the first part, for and in consideration of the sure of
Ten Dollars and Other Valuable Consideration MSX
to the said part les of the first part in hand paid by the said parties of the second part, the receipt whereof is
hereby confessed and acknowledged, ha ve granted, bargained, sold and conveyed, and by these presents do
{rant, bargain, sell, convey and confirm unto the said parties of the second part, not in tenancy in common but in
Joint tenancy, the survivor of them, their assigns and the heirs and assigns of such survivor forever, all the following
described lot or parcel of land, situate, lying and being in the County of Garfield and State
of Colorado, to -wit:
The southerly one-half of even width of the NW* N W4 of Section 25,
Tp. 5 South, Range 91 West of the 6th P. M.
Together with an undivided one-fourth interest in the Oak Grove
Ditch No. 83 and .5 of a cubic foot of water of Priority No. 144
and .5 of a cubic foot of water of Priority No. 220? adjudicated
to said ditch in Water District No. 39 in the decrees of the District
Court of Garfield County, Colorado, and together with a right-of-
way across the northerly one-half of said NW*NW**** for said ditch,
RESERVING all oil, gas and other minerals in, under and upon
said lands together with the right to remove the same.

Together with all and singular the hereditaments and appurtenances thereto belonging, or in anywise apper-
taining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof; and all the
estate, right, title, interest, claim and demand whatsoever of the said part les of the first part, either in law or
equity, of, in and to the above bargained premises, with the hereditaments and appurtenances.
To Have and to Hold the said premises above bargained and described, with the appurtenances, unto the said
parties of the second part, the survivor of them, their assigns and the hairs and assigns of such survivor forever.
And the said part ies of the first part, forthem selves,Their beirs, executors, and administrators, do
covenant, grant, bargain and agree to and with the said parties of the second part, the survivor of them, their assigns
and the heirs and assigns of such survivor that at the time of the ensealing and delivery of these presents
well seized of the premises above conveyed, as of good, acre, perfect, absolute and indefeasible estate of inheritance,
in law, in fee simple, and ha ve good right, full power and lawful authority to grant, bargain, sell and convey
the same in manner and form aforesaid, and that the same are free and clear from all former and other grants,
bargains, sales, liens, taxes, assessments and incumbrances of whatever kind or nature soever, subject
to delivery of possession on or before March 1, 1974,
and the above bargained premises in the quiet and peaceable possession of the said parties of the second part, the
survivor of them, their assigns and the heirs and assigns of such survivor, against all and every person or persons
lawfully claiming or to claim the whole or any part thereof, the said part ies of the first part shall and will
WARRANT AND FOREVER DEFEND.

THIS DEED is made by KENNETH E. LIKELY, AS PERSONAL REPRESENTATIVE of the Estate
of William Likely, Jr. aka William Likely, deceased, Grantor, whose address is 3708 North 15th Court, Grand
Junction, Colorado 81506, to KENNETH E. LIKELY AND BETTY J. LIKELY as joint tenants, Grantees, whose
address is 3708 North 15th Court, Grand Junction, Colorado 81506 of the County of Mesa, State of Colorado.
WHEREAS, the Last Will and Testament of the above-named decedent was made and executed in the
lifetime of the decedent, and is dated December 14, 1993, which Will was duly admitted to informal probate on
February 15, 1996, by the District Court in and for the County of Mesa, State of Colorado, Probate No. 96 PR 35;
and
WHEREAS, Grantor was duly appointed Personal Representative of said Estate on February 15, 1996, and
is now qualified and acting in said capacity.
NOW THEREFORE, pursuant to the powers conferred upon Grantor by Article 12 of the Colorado Probate
Code, Grantor does hereby sell, convey, assign, transfer and set over unto said Grantee in joint tenancy the following
