Development Agreement; reason being there will be no phasing of the project. 2. Improvement Agreement; reason being there will be no public improvements required. The applicant of the proposed campground to be located at 2101 CR245 New Castle, CO 81647 requests waivers for the following standards requirements: 1. 7-302 N.1.a Access Driveway; reason being the size, scale, and complexity of the development, along with abundant Clear Vision areas, will allow roadways of smaller dimensions to provide adequate flow and safety for pedestrians and traffic vehicles. Access road will match conditions of roads already in use on property. These roads in place have proved adequate over an extended period of time. 2. 7-905 Campground/ Recreational Vehicle Park; reason being the size, scale, and complexity of the development, along with abundant Clear Vision areas, will allow roadways of smaller dimensions to provide adequate flow and safety for pedestrians and traffic vehicles. Access road will match conditions of roads already in use on property. These roads in place have proved adequate over an extended period of time. Also, large and mid-size recreational vehicles will not be permitted in the campground. The largest vehicles allowed will be small van -type vehicles, that operate within large passenger car path dimensions. For clarification, the roadway dimension is the reason the standard be requested waived. Other parts of the standard which includes maintaining roadways in rut -free and dust -free conditions, as well as no parking on roadways will be carried out.
