DIRECTOR DETERMINATION - Aspen blen Filing No.1 Lot E-10 Amended FinatPlat
(FPAA-o5-19-8732l.
Dear Mr. Hagman,
This letter is provided to you, as the authorized representative for Garfield County File FPM-05-
L9-8732 pertaining to an Amended Final Plat to amend the building envelope of Lot E-10 of Filing
No. 1 of the Aspen Glen Subdivision. This letter is notification that your request to amend the
final plat has been reviewed by the Community Development Department and the Director
hereby issues a determination conditionally approving the request. The conditions of approva!
are as follows:
1. All representations of the Applicant contained in the Application submittals shall be
conditions of approval unless specifically amended or modified by the conditions
contained herein.
2. The proposed plat shall be updated and edited as follows prior to submittal for final
review by the County:
a. ln order for roof overhangs to be fully within the new building envelope, the final
plat shall incorporate the minor building envelope modification submitted to Staff
on June 9, 2019.
b. Edit the plat so that the distinction between the original building envelope, the
current expansion of the building envelope and any other prior modifications to
the building envelope are more apparent; as submitted it is very difficult to
decipher.
c. All improvements shall be removed from the plat.
d. Move the purpose statement in the plat notes to beneath the plat title.

Reference the first amended plat (Reception No. 803496) in the plat notes.
Remove "20' County Rear Setback" label and line from the plat-
lnclude "0.542 acres" above the parcel square footage label'
Add the Lienholder Consent and Subordination signature block to the plat.
All plat certificates shall match standard certificate format from Section 3-02'D of
the County Resource Guide; please correct Certificate of Dedication and
Ownersh i p and County Comm issio ner's Certificate'
The plat should reference the submitted title commitment and state that all
easements and encumbrances are shown.
3. The Plat shall be subject to final review and approval by County Staff, including Garfield
County Attorney's Office and Garfield County Surveyor, prior to submittal of the Mylar
plat for final execution, BOCC signature and recording.
4. The Applicant has 90 days within which to satisfy conditions of approval and provide the
following documentation for BOCC signature and recordation:
a. A plat Mylar with signed Certificates that include Dedication, Ownership, Title,
Taxes, Applicant's Surveyor, Lienholders and any mortgagees.
b. Recording fees,
Notice of this decision will be provided to the Board of County Commissioners who has the ability
to'call-up'the application for review at a public hearing. You will be notified of the Board decision
once it is received or upon expiration of the 10 day notice period lJuly 22,2019).
