Dear Mrs. Elliott;
This letter is being provided to memorialize the Directo/s Decision regarding the
zoning correction on your property located at 845 County Road 296, Rifle, CO
81650 atso known as Garfièld County Parcel Number -212936100008' A copy of
the Legal Description of the property has been attached to this letter as Exhibit A.
pursuant to Section 4-113 of the Land Use and Development Code of 2013, as
amended, the Community Development Director may process a correction to the
Official Zone District Map where a conflict exists with a recorded resolution, as an
Administrative Review.
This Director's Decision is hereby issued to correct the zoning of the
referenced parcel to Commercialllimited. The correction to the Zone District
Map will reflect the zoning that was approved by the Board of County
Commissioners in Resolutions 80-291A and 8O'292-
This Determination will be forwarded to the Board of County Commissioners for a
period of 10 days so that they may determine whether to call up the application for
i'rrttt"¡. review. According to the Land Use and Development Code, Section 4-
112(A),"a call-up may beinitiated by the BOCC, the Director, the Applicant, or any
afeòté¿ Adjacent Próperty Owner-" Should this time period pagq w]th no request
for review ór public hearing, the decision shall be final and this letter shall be
recorded to memorialize the zoning correction'
