C0821-091, BEING DEPOSITED WITH THE GARFIELD COUNTY SURVEYOR AS SURVEY NO. 865 WERE HELD TO DEPICT
THE EXISTING ROW AND THE MEASURED DIMENSIONS BETWEEN SAID MONUMENTS ARE SHOWN HEREON. THE PREVIOUS
RIGHT OF WAY PLANS FOR THIS PORTION OF HIGHWAY 82, PROJECT NO. S 0082(3) HAVE A REVISION DATED
AUGUST 22, 1972 NOTING THAT PARCEL NO. 11 WAS REVISED TO PARCEL NO. 11 REVISED. NO DEED WAS LISTED IN
THE REFERENCED TITLE COMMITMENT, OR FOUND BY THIS SURVEYOR FOR PARCEL NO. 11 REVISED. THE DIMENSIONS
SHOWN FOR PARCEL NO. 11 REVISED ON SAID S 0082(3) RIGHT OF WAY PLANS ARE APPROXIMATELY WHAT IS
SHOWN ON SAID C 0821-091 RIGHT OF WAY PLAN, AND CLOSELY MATCH MONUMENTS FOUND IN PLACE AT THE TIME
OF THIS SURVEY. IT IS POSSIBLE THAT THE LEGAL DESCRIPTION FOR PARCEL NO. 11 WAS RECORDED AS RECEPTION
NO. 259803 WHEN IT WAS INTENDED TO BE A REVISED LEGAL DESCRIPTION FOR PARCEL NO. 11 REVISED. THE

I, Robert E. Brandeberry, being a registered Professional Land Surveyor,
licensed in the State of Colorado, do hereby certify to Hipa Hipa, LLC,
Baltic LLC, and First American Title Insurance Company that this is an
Improvement Survey Plat as defined by CRS 38-51-102(9), resulting from
a monumented land survey, showing the current location of all significant
visible structures, utilities, fences, hedges, or walls situated on the
described parcel and within five feet of all boundaries of such parcel,
and also any visible conflicting boundary evidence or encroachments, and
all easements and rights -of -way of a public or private nature that are
visible, or apparent, or of record, and underground utilities described in
or other sources as specified in the title commitment referenced hereon,
and that this Improvement Survey Plat was prepared by SGM, based on
site conditions as they existed during a field survey performed on
October 19, 2017 and September 12, 2019, under my direct supervision
and checking and that it is true and correct to the best of my
