Total average daily traffic is 193 trips. - 38 trips (20%) are assigned to the 4 existing residential units - 38 trips (20%) are assigned to the 4 proposed residential units - Remaining 117 trips (60%+/-) are estimated for the Marble Storage use. I have broken down the proposed traffic based on the assumptions we made to size the site septic system. I also made assumptions for construction traffic. I just got off a conference call with the Garfield county Planners. They are asking for a breakdown of the vehicle types that comprise the daily trip numbers in our traffic study. They would like to know what kind of traffic we will generate during construction and then during normal operations. They are looking for a breakdown of delivery, employee, contractor, residential and service vehicles. I assume you can do this for us. Can you let me know what your time frame would be? Thanks. This letter documents traffic for a proposed development application for an industrial warehouse and a total of 8 single family residential units. The proposed generates much less traffic as outlined below. We are asking that you confirm that a new access permit is not required. The proposed uses are on the Dixon Subdivision Parcels A, C, & D (site). The site development proposal includes a 30,000 square foot light industrial marble production shop / wholesale warehouse on Parcel C, a duplex residential structure with two units on Parcel D, and a duplex residential structure with two units on Lot A. The 9th edition of the Institute of Traffic Engineers (ITE) Trip Generation Manual was utilized to calculate the proposed traffic impacts for the access. This peak hour volume is much lower than the current access permit 70 design hourly volume (DHV) We also reviewed the ITE manual for #110-General Light Industrial, #140-Manufacturing for the Parcel C Marble facility, and both have lower trip and peak hour values Please verify that a new CDOT Access Permit will not be required.
