Garfield & Hecht, P.C. 901 Grand Avenue, Suite 201 Glenwood Springs, CO 81601 RE: Big R Lot 1 Minor Subdivision — Access and Utility Easement and Emergency Access Easement Driveway Improvements Dear Nicole: This letter presents the improvements necessary for the construction of the 20-foot Access and Utility Easement and Emergency Access Easement driveway proposed for the Big R Lot 1 Minor Subdivision. The easement serves as a driveway for Lots 1A and 1 B, the route for any new utility improvements, and the access for emergency vehicles. The road structure with the easement must be capable of supporting heavy equipment and semi -truck traffic for potential uses on the lots and emergency vehicles including fire trucks. Michael Erion conducted a site investigation on October 6, 2020 and identified the improvements needed for the driveway and emergency access. The proposed 20-foot easement is generally located on ground that has been stabilized and graveled for use by heavy equipment and semi -truck traffic and for storage of construction materials such as roofing and lumber. The proposed easement encroaches into existing fencing and portions of the entrance at Gemat Circle are located on native soil. Use of the easement as a driveway and emergency access route will require removal/relocation of fencing, weed removal, road base in the entrance area, and additional gravel in the vegetation (weed) areas. The estimated quantities for each of the improvements include removal of 240 feet of chain link fence, reconstruction of 75 feet of fence, relocation of an existing sliding gate, removal of 2700 square feet of vegetation (weeds) in graveled areas, installation of 1500 square feet of road base (27 cubic yards), and installation of 5000 square feet of 2-inch minus gravel (835 cubic yards).
