Basalt, CO 81621 DIRECTOR DETERMINATION — Aspen Glen Lots Filing No. 5 Lot 11 Amended Final Plat (F PAA -09-19-8751) Dear Mr. Upton, This letter is provided to you, as the authorized representative for Garfield County File FPAA-09- 19-8751 pertaining to an Amended Final Plat to amend the building envelope of Lot 11 of Filing No. 5 of the Aspen Glen Subdivision. This letter is notification that your request to amend the final plat has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1. All representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. 2. The proposed plat shall be updated and edited as follows prior to submittal for final review by the County: a. Remove all improvements and accompanying labels from the plat. b. To avoid redundancy and instead rely solely on plat legend, remove "Building Envelope line Created by this Amended Plat" and "Building Envelope line Abandoned by this Amended Plat" labels and accompanying arrows from plat. c. All plat certificates shall match standard certificate format from Section 3-02.D of the County Resource Guide; please correct plat title within Surveyor's Certificate. d. Unless needed, remove the duplicate notary block under Certificate of Dedication and Ownership. 1 3. The Plat shall be subject to final review and approval by County Staff, including Garfield County Attorney's Office and Garfield County Surveyor, prior to submittal of the Mylar plat for final execution, BOCC signature and recording. 4. The Applicant has 90 days within which to satisfy conditions of approval and provide the following documentation for BOCC signature and recordation: a. A plat Mylar with signed Certificates that include Dedication, Ownership, Title, Taxes, Applicant's Surveyor, Lienholders and any mortgagees. b. Recording fees. Notice of this decision will be provided to the Board of County Commissioners who has the ability to 'call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period (October 31, 2019).
