At a meeting of the Board of County Commissioners for Garfield County, Colorado, held
in the Commissioners' Meeting Room, Garfield County Administration Building, in Glenwood
Springs on, Monday, the 13th day of January 2020, A. D. there were present:

when the following proceedings, among others were had and done, to -wit:
RESOLUTION NO. 2O2o - 0'7
A RESOLUTION CONCERNED WITH THE APPROVAL OF A ZONE DISTRICT MAP
AMENDMENT TO REZONE A 0.441 PORTION OF A 8.492 -ACRE, TO
COMMERCIAL/GENERAL ZONING. THE PROPERTY IS OWNED BY AIRPORT
MINI STORAGE LLC. AND IS LOCATED AT 1097 COUNTY ROAD 116, GLENWOOD
SPRINGS, CO, 81601, IN SECTION 27, TOWNSHIP 6 SOUTH, RANGE 89 WEST OF
THE 6TH P.M.,
GARFIELD COUNTY, COLORADO.
PARCEL NO 2185-271-00-008
Recitals
A. The Board of County Commissioners of Garfield County, Colorado, received a Zone
District Map Amendment application from Airport Mini Storage LLC for a 0.441 -acre portion of
a 8.492 acre property located in Section 27, Township 6 South, Range 89 West of the 6th P.M.
Garfield County, Colorado.
B. The zone district map amendment requests that the subject site zoning be changed from
no zoning to Commercial/General.
C. The portion of the subject property that was proposed to be rezoned is legally described
in a Quit Claim Deed recorded at Reception Number 900129 in the records of the Garfield County
Clerk and Recorder.

D. A Public Hearing was held by the Garfield County Planning Commission on November
13, 2019 at which time the Planning Commission voted unanimously to forward a recommendation
to the Board of County Commissioners to approve the requested zone district map amendment.
E. On January 13, 2020, the Board of County Commissioners opened a public hearing upon
the question of whether the Zone District Map Amendment should be approved, approved with
changes, or denied at which hearing the public and interested persons were given the opportunity
to express their opinions regarding the issuance of said Zone District Map Amendment.
F. The Board of County Commissioners closed the public hearing on January 13, 2020 to
make a final decision.
G. The Board on the basis of substantial competent evidence produced at the
aforementioned hearing, has made the following determinations of fact:
1. That proper public notice was provided as required for the hearing before the Board of
County Commissioners.
2. That the hearing before the Board of County Commissioners was extensive and complete,
that all pertinent facts, matters and issues were submitted or could be submitted and that
all interested parties were heard at that meeting.
3. That for the reasons stated herein, the request to rezone the property is in the best interest
of the health, safety, convenience, order, prosperity and welfare of the citizens of Garfield
County.
4. That the application has met the requirements of the Garfield County 2013 Land Use and
Development Code, as amended.
5. That the application is in general conformance with Garfield County Comprehensive Plan
2030.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Garfield County, Colorado, that based upon the determination of facts set forth above, the Zone
District Map Amendment for the 0.441 -acre portion of a 8.492 acre property is hereby amended
from No Zoning to Commercial/General and all applicable land use regulations for the
Commercial/General zone district'shall apply.
