Adjacent land Use within 1,500 ft radius includes single family residences on large lots, single family residences on small lots, several lots dedicated to industrial storage and/or heavy equipment, and a significant percentage, over 1,000 lineal feet of this property is along Highway 82. 2. Site Features. This property is not adjacent to any streams, areas subject to flooding, lakes, high ground water areas, special vegetative cover or unique climatology. The topography is generally flat and has had a residence on it since about 1950. 3. Soil Characteristics. There are no unusual characteristics for the soil. The existing house has been there for decades with no sign of structural issues 4. Geology and Hazard. There are no signs of any geologic hazards on the site. 5. Groundwater and Aquifer Recharge Areas. The parcel is 1,000 ft from the Roaring Fork River on a level parcel adequate for waste disposal. See report by Sopris Engineering 6. Environmental Impacts. Since this project uses the existing structure for it's use there aren't new environmental impacts 7. Nuisance. As a professional office there should be no increase in generation of vapor, dust, smoke, noise, glare, vibration, or other emanations. 8. Hours of Operation. As a professional office it will mainly follow the normal weekday 8:00am - 5:00pm business hours with some variation of hours based on season and workload. All after hours office activity will take place indoors.
